About Quantity Surveyor role

Reporting to the Commercial Director you will be responsible for delivering profitability through contractor procurement, cost planning and control on multiple projects ranging from £8m - £30m

Duties and responsibilities include:

• Identify new Trade Contractor Partners and improve relationships with existing Trade Contractors, resolve issues that may arise and communicate requirements
• Implement purchasing and subcontractor initiatives and carry out periodic negotiations.
• Tender for 'all risk' Road, Sewers and Plot works; Negotiate best value packages, Present for approval
• Ensure completed developments are adopted by statutory authorities
• Procure land remediation subcontract packages.
• Pre-Start Planning - Provide commercial input into pre-start meetings, Coordinate pre-start presentation process
• Maximise profitability through Partnership negotiation, Agree the content of build contracts with RSL clients
• Produce feasibilities for land negotiations and update feasibilities through the planning process
• Cost Planning - Produce detailed cost plan for inclusion within; Produce Site-start Budget;

We are currently representing a medium sized Housebuilder who are looking for a Senior Quantity Surveyor to join their Commercial team based in the North West

About the role - Senior Quantity Surveyor

You will be reporting to the Commercial Director and will be a key member of the Commercial Team delivering profitability through contract procurement, cost planning and control and general commercial input through the private development process. You will manage and forecast build costs for allocated sites in the region. You role will also involve procuring all necessary subcontract trades whilst managing the payment process and subsequent contractual obligations.

Senior Quantity Surveyor duties include:

" Actively manage build and infrastructure costs, cash flows, cost movements and variations and budgeted financial information at site and plot level as per Group policies and processes.

" Ensure Group policies and processes are followed and reported fully on all development/build-related expenditure adding value to the wider business and delivering the commercial objectives

" Manage the working partnership with Housing Associations, third party providers and sub-contractors to ensure that all contractual terms are met and ensure that all orders are place, managed and settled as per Group policies and processes.

" Work closely with junior members of the team assisting with their development; ensuring the correct level of works are being delegated

" Procure all subcontract trades involving other internal departments, in accordance with the Group's policies and procedures ensuring the best value is obtained and all subcontractor prequalification criteria has been supplied.

" Manage the payment process for subcontractors and support other members of the payments team to ensure payments are made in accordance with the agreed payment terms.

" Evaluate and if appropriate, approve payments for dayworks and applications for subcontractors.

" Provide detailed cost/budget analysis on a development by development and cost item basis relative to the build programme and provide advice and guidance on how build management can take advantage of cost reduction opportunities and mitigate and/or recover cost overruns.

" In accordance with prescribed timetable review and agree monthly site valuations (including costs) to complete assessments using the approved system.

" Authorise and commit expenditure on the COINS system up to the Group approval limit.

Requirements for the Quantity Surveyor

• A relevant qualification or good experience of Quantity Surveying
• Proficient user of COINS and MS Excel packages
• A good understanding of the financial implications of the methods and sequences of build
• Good Finance/Commercial awareness
• Good awareness of codes of practice that impact on commercial matters e.g Building Regulations, NHBC requirements, HSE etc
• Knowledge of Construction Design Management Regulations
• Strong teamwork and interpersonal skills.

Fawkes & Reece are working with a prominent Civil Engineering Groundworks contractor based near Stockport that is looking for a Quantity Surveyor to join their expanding commercial team. This £75mill turn over client is leading the marked in groundworks for new build/house build for the Northwest. They are expanding the team in preparation for £40mill of new works starting in the next few months.

About the role : Quantity Surveyor

As the Quantity, you'll report to the Commercial manager and be allocated the commercial responsibilities of 4-5 sites valued between £10mill-£20mill.

The housebuilder clients you will be contracting for are the likes of; Redrow Homes, Keepmoat, Countryside, Miller Homes, and more. Supporting their projects from cradle to grave and installing; Roads, Sewage infrastructure, Drainage, DPC, Surfacing, and more.

You will need to report to the Head office Monday-Friday. The office/site requirements are about a 70/30 split. The working hours are the site hours, 07:30am - 16:30 pm.

Responsibilities for Quantity Surveyor

• Costing: Accurately pricing the costs of materials, labour and equipment required for each project and submitting quotations for works. Ensuring scheme costs are correct on the system and raising queries where necessary.
• Tender Preparation: Preparing and reviewing tender documents
• Supplier and Subcontractor relations: Liaise with operational staff, including clients and subcontractors. Attending internal / external meetings when necessary and fostering good relationships. Manage the subcontract supply chain, issuing orders and the processing of payments.
• Contract Management: Administering contracts and variations ensuring compliance.
• Cost Control: Implementing effective cost control measure to optimise project outcomes.
• Project Reporting: Regular reporting on financial progress, potential risks and cost saving opportunities to management.
• Budget Management: Collaborating with Project Managers to establish and maintain budgets throughout the project life cycle.

Remuneration for the Quantity Surveyor

• £45,000 - £55,000 p/a base salary

We are working with a leading, award winning Contractor who specialise within retrofit decarbonisation works particularly within the Social Housing sector. They have experienced an extended period of growth and have recently been awarded several new contracts and as such are looking to add to their experienced, trusted commercial team. They are currently recruiting for a passionate individual to join them as an Assistant Quantity Surveyor to join them - this will be based in the company's Wigan offices, with travel to sites required approximately 1-2 days a week. Sites will be across the Greater Manchester region but may occasionally be further afield (travel expenses paid!)

Reporting to a Commercial Manager and working closely with a QS, you will be responsible for ensuring contracts are delivered to maximum profitability and efficiency from site set up stages through to final accounts.

Duties and responsibilities:

• Assist in the preparation of bills and/or schedules for quantities of materials, labour and services required in the construction and refurbishment of building works in relation to both Estimating and Post contract duties.
• Assist in the preparation and valuation of progress and submission to client
• Sub-contract procurement including sending out enquiries, collating prices, negotiation, order placement
• Sub-contract valuations and payments in connection with any contract.
• Preparation of internal cost reporting measures.
• Advice when required on cost management, or value management.
• Maintaining quality control procedures.
• Undertaking all tasks in a timely fashion and as required by management.
• Ensure cash flow is maximised

The successful applicant will ideally be degree qualified (or equivalent) and have a stable career progression.

Experience within Social Housing refurbishment or decarbonisation projects would be advantageous.
