This role will play an essential part of their operation, overseeing and maintaining their extensive portfolio of properties. You will be seeking to strategically develop opportunities to add value to the estate. Working to ensure compliance with regulatory standards and managing maintenance operations.
Your new role
- You will be developing and delivering a comprehensive strategy for the estate that aligns with the organisation's objectives.
- Identifying and developing opportunities to increase revenue and create new income streams
- Maintain strong and successful relationships with companies' existing network of managers, contractors and property owners. Maintain and prepare accurate financial records, forecasts, monitor expenses and create cost-saving initiatives.
- Lead in house maintenance team comprising 1 x maintenance lead, 2 x electrician, 1 x plumber, 1 x concrete specialist, 7 x labourers and 1 x apprentice joiner.
- Create maintenance schedules and delegate tasks to team members and supporting contractors.
- Supervise maintenance workers and ensure they follow safe working practices.
- Preparation of risk assessments and method statements.
- Project management.
- Prepare an annual property maintenance plan.
- Responsible for legal compliance of the portfolio of properties from a property management perspective - including legionella, asbestos, electrics and fire.
- Responsible for appointment and management of contractors dealing with the portfolio including - grass cutting, weed control, general reactive maintenance, pest control, fire alarm system, intruder alarm system, roof inspections, roof / gutter / downpipe maintenance, drains, fire hydrant system, decoration, electric testing, barrier and gate service / maintenance, dock levellers, roller shutter doors, fire doors, sprinkler systems, fire extinguishers, boilers, mansafe roof systems and lightning protection systems
- Preparation and management of site records, including O&M manuals.
- Manage property maintenance approved contractors list.
- Scheduling contractors for major works as required.
- Staying on call and responding to emergency maintenance needs.
- Management of maintenance staff training needs.
What you'll need to succeed
- Technical knowledge of electrical, mechanic and hydraulic systems for planning and troubleshooting.
- Proficiency operating modern maintenance technology.
- Good verbal skills, including active listening and the ability to translate complex information.
- Good written skills.
- The ability to communicate effectively with senior management team and personnel at all levels.
- Organisational skills for scheduling maintenance tasks and ensuring job completion, even during emergencies.
- Attention to detail, ensuring maintenance tasks are not overlooked.
- Ability to prioritise tasks.
- The ability to work under pressure and on tight timescales.
