The post holder will adhere to the agreed service standards, inclusive of but not subject to equipment checks, reporting defects, cleanliness and general security safety checks of the block/s.
Daily works include changing the bins, removing litter, removing sharps, removing low level graffiti (if unable to remove this will need to be raised to the Neighbourhood Caretaker Manager), hard surface weed removal and reacting to raised cleansing requests from line manager. During periods of snow and abnormal weather conditions the Estate Service Operative will be required to support other teams.
The service will be customer focused. As the first point of contact the Estate Service Operative will be representing the council and therefore should present there selves respectfully.
It is essential for staff to undertake health and safety training. The Estate Service Operative will need to keep up to date with recent and new health and safety documentation (PPE, COSHH assessments, Risk Assessments, Accident/incident/near miss reporting, changes in legislation). Training of new tools, equipment and cleaning techniques will be delivered locally (unless specified by the health and safety team).
The post holder will be line managed by the Neighbourhood Caretaking Manger.
Essential:

- Understand, diagnose and report basic repairs.
- Experience of working with the public either individually or part of a team. With the ability to work in all weather conditions.
- Flexible co-operative approach to work, which includes the ability to climb stairways, ladders and lift and carry objects.
- Ability to demonstrate knowledge of the importance of Health & Safety in the work environment including issues you are likely to encounter whilst working on an estate.
- Ability and commitment to provide a quality customer focused service to achieve set standards whilst undertaking repetitive and routine tasks to a consistent high standard.

Desirable:

- Basic knowledge and understanding of a variety of internal and external cleaning techniques.
- Previous experience of diagnosing repairs for reporting to technical and housing management staff.

Departmental

• Act on client instructions and in particular, negotiate settlements in accordance with their requirements

• Prepare cases for taking to courts and tribunals and ADR, diarising key dates in accordance with departmental requirements, and comply with all deadlines set by the relevant forum


CANDIDATE REQUIREMENTS

As the Property Lawyer / Solicitor you will have the following:

• Educated to degree level or equivalent with relevant post graduate qualification to enable practice at solicitor/CILEx fellow level

• A qualified lawyer (solicitor or CILEx fellow equivalent) with experience in practice – in house and/or private practice

• A strong property background with good working knowledge of all legal tenures, in particular those relating to social housing, Landlord and Tenant

• Clear analytical skills, with the ability to process large amounts of information into effective legal proceedings

• Excellent oral and written communication skills, a confident negotiator, with an ability to influence at all levels and explain and put complex legal and technical terms into practical workable solutions

About the role

Balfour Beatty has an amazing opportunity for a Construction Manager (Senior Package Manager) to join our outstanding Major Projects team to work at our iconic Old Oak Common development in London.

HS2s new c. 1 billion Old Oak Common station will become the UKs best-connected rail station once completed. Our Balfour Beatty VINCI SYTRA joint venture will be responsible for the final design, construction, and commissioning of the station in Northwest London.

Upon completion, the new station will boast six underground platforms and up to eight platforms on the adjacent Great Western Main Line. Old Oak Common will also provide highspeed rail services to the Midlands, central London, Scotland, and the North, as well as direct services to three major airports. Incorporating passenger and retail facilities, the new station will provide an exceptional customer experience for both passengers and visitors to the station.

As a Construction Manager (Senior Package Manager), you will act as Deputy to the Package Lead for Urban Realm packages and leading various aspects of a portfolio of subcontracts, including external works, earthworks, utilities, civils, landscape, roads and tower crane site-wide services.

Balfour Beatty have a fantastic opportunity for a Benchmarking Engineer/Estimator/Quantity Surveyor to join our Major Projects team, this role will be based at Canary Wharf, London.

As a Benchmarking Engineer/Estimator/Quantity Surveyor you will provide benchmarking and analysis services on major complex infrastructure projects across the transportation and energy sectors. Ensuring cost, time and carbon data is structured in preconstruction and delivery in a way that facilitates collection and aggregation of consistent, comparable, and meaningful data for benchmarking and supporting the preconstruction and delivery teams in periodically collating benchmarking data for input to the system.

What you'll be doing

Other key responsibilities will be:

• Support preconstruction and delivery teams to incorporate benchmark coding in estimates, forecasts, finance, and planning systems to enable systematic and periodic harvesting of benchmarking data.
• Embedding benchmarking into Business As Usual processes, through the BMS and by providing training and guidance
• Support the development of time and production benchmarking by working through necessary steps with the planning community – coded P6 and AIMS data, data processing and structuring for ingestion into PowerBI, continued data gathering through project lifecycle.
• Support preconstruction and project teams to produce options assessments using the benchmarking system (currently cost and carbon, but also in future, time) and to upskill others in this capability.
• Benchmarking shall be an essential part of governance and support decision-making at bid, preconstruction and construction stages – support preconstruction and project delivery teams to achieve this.
• Continual improvement of benchmarking processes and systems through learning and experience; providing recommendations for improvements

We have a great opportunity for a Night Shift Construction Manager working with a fit out contractor in Central London on a project due to run for circa 9-10 months.

The Projects are valued circa £500K-£3M and tend to be fit out projects. You will be responsible for managing the site and will have to be quite an expert in logistics and they will include some external works also.

You will be reporting to the Project Manager daily. Whilst managing the site, you must also be maintaining a high standard of health & safety while ensuring the project is completed on time and within budget.

The project is working in a live environment throughout the day thus the need for a night manager to come in and push the programme at night, it is essential that the manager is a programme pusher. The project will involve, Alterations, Welding, Hot works meaning H&S is an absolute must.

The ideal Site Manager must have:

• Have CAT A / B Fit Out experience
• Longevity in roles with some of the contractors in the industry
• Have experience in delivering commercial fit outs
• Major experience in M+E
• Experience and understanding of the floor plate of the building
