Typical day as an Asset Building Surveyor

• Undertake building surveying and inspections, providing creative solutions to maximise asset performance, which might range from complicated defect issues, non-trad stock, existing schemes which require re-configuration to new viable uses.
• Analysing existing stock data, collecting additional information from specialist consultants and preparing long term investment plans.
• Delivering bespoke projects from initial findings through spec, appointing project teams and driving forward to completion.
• Ensuring we have a good commercial understanding of our assets by evaluating and carrying out financial appraisal of schemes.
• Attending site meetings regularly to perform the function of the client, keeping our project teams and other key stakeholders informed of any variations.

You have

• Experience of working on projects (private or public sector) as a Building/Projects Surveyor, from inception to completion including appointing the project team and securing all approvals. You’ll have experience of the planning system and implementing compliant and approved schemes including decent homes plus.
• Expert in investigating, diagnosing and conducting complex property conditions surveys, carrying out inspections, specifying remediation works and working with external partners.
• A MRICS or MCIOB, accredited Building Surveying degree or equivalent strong experience built up through your working profession.
• A current knowledge of building construction, design and CDM requirements. Good knowledge of relevant codes of practice, building regulations, legislation, standards and materials.
• Experience in the creation of tender and construction documentation schedules of work, specifications, drawings produced using AutoCAD Lt, and MS project.

You have

Our Client based in East London is currently recruiting for a Project Manager / Surveyor to join their team as soon as possible.

This is a full time, temporary position on an ongoing contract offering up to £285 per day Umbrella LTD.

The purpose of the role is to be responsible for managing and leading on all allocated building works and aspects of projects under direction from the Senior building surveyor regarding the planning, review and development to fully meet the annual requirements of the Council's corporate repairs, allotted projects and capital programmes.

Responsibilities:

Responsible for ensuring the allocated building surveyor delivers the full range of duties on allocated works appropriate to the scope of work undertaken, including major new build and/or refurbishment projects, planned maintenance and other revenue and capital funded projects with work programmes including Stakeholder consultation, brief agreement, preparation and presentation of feasibilities and option appraisals. Scheme design, preparation of accurate budget estimates and spend profile projections.

Requirements:

• Higher National Diploma in Building Studies or equivalent formal qualification
• Extensive experience in direct management of surveyors delivering works to a commercial property portfolio.
• Experience In Providing Full Building Surveying Services For A Variety Of Repairs, Refurbishment And Adaptations Works
• Significant experience as a Chartered Construction manager or Chartered building engineer working directly on commercial properties.
• Experience of working within a large Corporate/ Civil service/ Local Government office environment creating complete project tender packs and managing projects from feasibility/ design through to completion.

Typical day as an Estate Liaison Officer

• Overseeing maintenance works carried out by our trades team and partner contractors, ensuring high quality work and that our customers are happy with the outcome.
• Working alongside the Home Group retrofit project team - delivering sustainability projects nationally where required. Ensuring a high level of customer service, communication, and updates, making sure that our customers are fully aware of what work is required, why, and how these will be delivered.
• Supporting our Maintenance and Contract Manager and Surveyors to improve quality standards of repairs and ensuring homes are maintained to a high standard.
• Acting on behalf of and representing our customers with trades, contractors and subcontractors.
• The key point of contact during maintenance works, quickly resolving any customer issues and ensuring that they are at the heart of decision making.
• Driving customer satisfaction and maintenance improvements through analysis, insight, and feedback to support us to deliver on our customer promise.

You have

• Experience of overseeing maintenance works with a good technical understanding.
• Knowledge or prepared to gain the knowledge of Retrofit work, or an understanding of PAS2035.
• Able to communicate technical maintenance specifications and works requirements to customers in a way that is clearly understood.
• Passionate about driving customer satisfaction and have the tenacity needed to resolve long standing and complex customer complaints.
• A self-starter approach, able to work unsupervised to manage your own patch.

• This is a hybrid role, and you’ll spend most of your week working in our communities across the Northwest of Cumbria, and across Northeast Regions, planning and travelling between these locations on a regular basis to support the delivery of the planned Retrofit work. You’ll spend the others working from our office in One Strawberry Lane, Newcastle or Anthorne House, Maryport or working from home.
• There may be some flexibility to adapt your working hours, do let us know about this when you meet us at the interview
• We mainly work Monday to Friday and work occasional evenings to meet with customers. The great news is that you’ll be able to shape your own diary.
• To get from A to B, you’ll need a vehicle insured for business purposes. The great news is that we’ll pay your mileage!

We are seeking a highly experienced senior level Construction Director to support our client in the construction of a state-of-the-art stadium. The Senior Construction Director will be responsible for overseeing all aspects of the construction process, from initial planning and design to final completion, ensuring the successful delivery of the project within scope, budget, and schedule. The ideal candidate will have a proven track record of managing large-scale construction projects, exceptional leadership skills, and a deep understanding of stadium construction and sports facility development.

What You'll Be Doing:

• Provide strategic leadership and direction for the construction of the state-of-the-art stadium project, ensuring alignment with project goals, objectives, and specifications.

• Lead and manage the construction team, including project managers, engineers, architects, contractors, and subcontractors, to ensure effective coordination and collaboration throughout all phases of the project.

• Oversee the development and implementation of the construction plan, schedule, and budget, and monitor progress against key milestones and deliverables to ensure timely completion of the project.

• Collaborate with internal stakeholders, including project sponsors, owners, and senior management, to define project requirements, priorities, and success criteria, and provide regular updates and reports on project status and performance.

• Manage the selection and negotiation of contracts with construction firms, vendors, and suppliers, and oversee contract administration, compliance, and quality assurance to ensure adherence to project specifications and standards.

• Overseeing the entire project lifecycle. The role involves planning, executing, and closing of projects. Coordination of various stakeholders, manage budgets and timelines and ensure the successful implementation of design.

• Lead drawing review activities, ensuring the engineering and the design is in conformance with the project specifications and client requirements, coordination with architects and/or design consultants.

• Setting targets, objectives & responsibilities for all supervised staff.

• Coordinate with regulatory agencies, building inspectors, and other relevant authorities to obtain necessary permits, approvals, and certifications, and ensure compliance with all applicable building codes, regulations, and standards.

• Monitor and manage project finances, including budgeting, forecasting, and cost control, and identify opportunities for cost savings, value engineering, and efficiency improvements to maximize project profitability.

• Lead and facilitate regular project meetings, workshops, and reviews with key stakeholders, and ensure effective communication, collaboration, and resolution of project-related issues and challenges.

• Foster a culture of innovation, excellence, and continuous improvement within the construction team, and promote best practices, knowledge sharing, and professional development opportunities to enhance team performance and capabilities.

What Required Skills You'll Bring:

• Bachelor’s Degree in Construction Management, Engineering, Architecture, or related field

• Minimum of 25 years of progressive experience in construction management, with at least 10 years in senior leadership roles overseeing large-scale construction projects, preferably in the sports or entertainment industry.

• Proven track record of successfully delivering complex construction projects, including stadiums or sports facilities, on time, within budget, and to high quality standards.

• Exceptional communication, negotiation, and interpersonal skills, with the ability to build and maintain strong relationships with internal and external stakeholders at all levels.

• In-depth knowledge of construction management principles, methodologies, and best practices, and familiarity with relevant building codes, regulations, and standards.

• Experience in project management software and tools, and proficiency in Microsoft Office suite.
