As the Construction Health & Safety Manager, you will play a pivotal role in supporting the senior management team to ensure the successful, timely, and high-quality delivery of construction projects within the Estate. This position will require you to be the go-to expert in Health and Safety (H&S), leading initiatives to ensure that every construction project is fully compliant with legal standards. Your responsibilities will include engaging across various departments within the civil service to foster a culture of safety, enhancing internal H&S capabilities, and rigorously analysing projects to identify and implement targeted safety interventions.

Ideal candidates for this role will have a minimum of five years of experience working on construction projects and will hold Chartered Membership with the Institution of Occupational Safety and Health (IOSH). Knowledge of Building Regulations and the Building Safety Act is essential to succeed in this role, as it will involve both understanding and applying these regulations to ensure that projects meet all necessary standards.

Key accountabilities:

Strategic and technical support to the Property directorate, ensuring the safe delivery of construction projects for the group
Technical support on all health and safety aspects including building safety, building regulations duty holder compliance across the Property cluster
Support training requirements and continuously promoting a positive H&S culture
Attend management meetings as required and facilitate with the presentation of health and safety reporting internally and externally to customers
Undertake a continuous improvement approach to the account, seeking to present and provide solutions and operational improvements
Business interfaces and front-line customer and stakeholder engagement at a regional and national level
Support health and safety initiatives across the prison infrastructure portfolio working on roughly £4bn of construction projects over the next five years, and beyond
Ensure health and safety risk management actions are in place and are actioned accordingly
Undertake accident investigations and ensuring all data systems are updated in relation to all aspects of health and safety concerning construction projects.
Undertake a system of inspections, monitoring and audits across the construction projects.
Effectively contribute to service level governance and operational supplier management of all construction contractors through engagement, site inspections and audits.



Skills and Experience:

Professionally recognised health and safety qualification (e.g., NEBOSH and have CMIOSH membership with IOSH or similar or working towards).
Background in health and safety construction delivery.
A track record of addressing compliance issues and supporting health and safety across construction and facilities teams.
A minimum of 5 years' experience of the delivery of complex construction programmes across a widely varying estate.
Demonstrate significant experience in project/programme health and safety management, delivering works against challenging deadlines.
Active member of a professional engineering trade organisation / body or working towards joining one.

Job Overview:
As a Lettings Negotiator, you will be at the forefront of the property lettings process, ensuring clients receive top-quality service and support. You will be responsible for liaising with landlords and tenants, managing property viewings, and negotiating tenancy agreements. This role is perfect for someone who is organised, personable, and driven by success. The position offers a competitive salary of up to £26,000 plus commissions, based on experience.

Here's what you'll be doing

- Calling potential tenants to build relationships, understand their requirements, and qualify their affordability
- Conducting property viewings to help tenants find suitable homes
- Negotiating deals while meeting or exceeding individual and team targets
- Liaising with tenancy progression and property management teams to prepare tenancies
- Spotting business opportunities to increase income, expand local market share, and maximise cross-selling with other departments
- Building and maintaining relationships with local businesses and other agents
- Complying with ARLA Propertymark standards, Property Ombudsman & RICS ‘Code of Practice’, and all new lettings and estate agency legislation
- Keeping up to date with allocated training and standard working practices

Property Manager with previous experience in a property management and/or lettings / tenancy / housing background, excellent customer service, negotiation and communication skills is required to join a well-established housing association based in Ealing, West London.


SALARY: £34,285 per annum + Generous Benefits (see below)

LOCATION: Hybrid working partly from the office in Ealing, West London (W5) and the remaining time from home

JOB TYPE: Full-Time, Permanent

JOB OVERVIEW

We have a fantastic new job opportunity for a Property Manager with previous experience in a property management and/or lettings / tenancy / housing background, excellent customer service, negotiation and communication skills.

Working as the Property Manager you will cover all areas of property management and resident liaison for approximately 500 Private Rented and Intermediate Rented properties across Central and Greater London. You will be based in the Ealing office with flexible working from home and will be required to travel to the properties regularly to carry out your key responsibilities.

As the Property Manager you will be required to have previous property management experience and a strong ability to liaise with residents is essential. You will need to be confident, personable and comfortable speaking to residents in person while onsite, and via the phone and email while working remotely.


DUTIES

Your duties as a Property Manager will include:

• Resolving customer queries promptly, including liaison with the Operational Teams, residents, and 3rd party providers as required

• Establish and maintain effective relationships with internal and external customers and provide support to your Line Manager, Lettings Team, and your Team

• Carry out a planned programme of Estate & Property inspections, taking responsibility for following up reporting and actions

• Overseeing Block cost control and reporting, to deliver a cost-effective service

• Ensuring compliance monitoring is carried out in accordance with agreed schedules & legislation

• Ensuring any legal notices are served to residents correctly along with accurate record keeping and attendance at Court when required

• Facilitate the successful implementation of empty property management processes, minimising costs, and lost revenue

• Facilitating change of sharers, rent increases and renewals, and carrying out reference checks, right to rent checks and issuing tenancy agreements


CANDIDATE REQUIREMENTS

• Previous experience of working in property management and/or a lettings capacity

• Great Admin skills

• Understanding of Tenancy, Deposit & Lettings legislation

• Excellent Customer Services Skills

• Great Negotiation Skills

• Team Player but also able to work on own initiative

• ARLA Qualified (not essential)

• Educated to GCSE level or equivalent in Maths and English (Grades A*- C)
