Job Description

• Assist the Project Manager / Construction Manager on the project site works progress and delivery.
• Liaise with client's representatives with regards to all site matters with proper documentation.
• Coordinate with the main contractor / subcontractors / consultant with the delivery of products and installation works.
• Liaise with suppliers/subcontractors on submission for approval and procurement of materials and products.
• To crosscheck and submit all documents required for materials submission, shop drawings, and as build drawing submission in team binder.
• Review of consultant’s documents for discrepancies.
• To issue correspondence letter regarding for the site works matters.
• Attend site meeting if required.
• Responsible for monitoring the daily process and progress at the project site.
• Carry out inspection of purchased materials delivered to the project site.
• Identify and records quality control problems during production or site work.
• Responsible for determining the cause of the quality problem and initiate corrective action.
• All site administration works
• Other duties to be performed as and when required  

Minimum Education & Experience

• Higher Diploma / Certificate in Building / Architecture Studies or equivalent
• 3 – 5 years working experience in construction field
• Effectively bilingual with good verbal and writing skills
• Proficiency in MS Office application
• Possess CIDB qualification.
• Independent, proactive, technically competent and team player with good interpersonal and communication skills.
• Possess teamwork spirit, problem solving skills and able to work independently.
• Able to speak, read and write in English, Mandarin, Bahasa Malaysia. (in order to liaise with the English & Mandarin speaking officer / vendors)

Skills & Knowledge Required

• Well verse with the use of Microsoft Excel, Words, Autocad, etc.
• Strong analytical and problem solving skills and meticulous.
• Proven experience working as a Project Coordinator, preferably in the ID contractor industry.
• Good knowledge in construction activities processes.
• Ability to work well in a team and independently, managing multiple projects simultaneously.
• Be a team player, proactive and systematic in your approach
• Candidate with ID and facade works knowledge will be an advantage

Job Description

• Maintain full set of accounts.
• Involvement in day-to-day accounting operations.
• Prepare month-end closing schedules and reconciliations.
• Oversee daily activities of accounting related issues.
• Plan for project cash flows.
• Provide accounting related analysis and management reports as and when required.
• Conduct tax planning (including SST impact) for new development projects and maintain proper records.
• Participate in preparation of Budgets and Cash Flow Planning.
• Monitor SST submission, status of refund and payment.
• Provide support for internal and external audit, tax reporting and submission of government returns.
• Ensure all financial records are maintained properly.
• Any other duties as may be assigned from time to time by the Superior.

Requirement

• Experience in the Project Accounting and Construction Industry is preferred.
• Able to speak, read and write in English, Mandarin & Bahasa Malaysia (to liaise with English & Mandarin counterpart).
• Degree, Diploma in Accounting or partially qualified in ACCA.
• Minimum 7-10 years of relevant working experience. 
• Excellent in Microsoft Excel and Power Point.
• Accounting software.
• Knowledge in handling SST submission.
• Possess high level of integrity, meticulous and good analytical skills.
• Must be self-motivated and a good team player.

Job Description

• Prepare and submit any tender as and when required
• Taking off, preparing tender document and calling tender if required
• Oversee preparation of bills of quantities and other related tender documentation
• Conducting accurate and detailed cost estimates for construction projects, including materials, labor, and equipment costs
• Evaluating and negotiating subcontractor tender and contracts to ensure cost-effectiveness and quality
• Liaison with other department such as the project and purchasing on work related matters
• Plan and manage project budget ensuring margins are protected and optimized
• Organize and planning for the tender award process. E.g. Issuance approved tenderer list, issuance of approved Tender Award schedule, etc.
• Prepare and issue Letter of Award for Sub-Contract works
• Work with Procurement Executive for sourcing of materials, conduct cost comparison and price analysis, ordering and purchasing of materials
•  Conduct site valuation and work with the Architect/SO for issuance of interim certificates to Contractors
• Process all payment certificates to Sub Contractors
• To prepare overall project budget and monitor construction cost and variation order are managed within budget
• Prepare final accounts within the required time frame
• Attend project site meetings, internal meetings and any other meetings as and when required
• Other duties to be performed as and when required

• Degree/ Diploma or equivalent in Quantity Surveying / Building or suitably recognized field that is applicable.
• 3-5 years working experience in related field.
