What you’ll do:

Main Tasks & Overview of Responsibilities

You will assist with providing a comprehensive joinery service to all wards and departments in a multi-disciplined environment, ensuring compliance with Sodexo/Trust safety standards and procedures. You will be part of the Hard FM team providing Joinery services, ranging from office areas, clinical spaces, circulation spaces and external areas. You will be confident and understanding of the healthcare environment, and willing to learn processes which aid the ability to work in a live environment.

Operational Responsibilities

The core skill for the Joiner role shall have a carpentry background and will be able to:

• Carry out maintenance, repairs and installation on a full range of Estates Structural and Fabric components/elements with minimum supervision throughout site.
• They will be expected to complete first fix for other trades, for which suitable training shall be provided to ensure an efficient service is provided.
• They shall be working on a range of structural components in the Trust’s building portfolio, and fault finding on a wide range of structural elements and equipment including roads and footpaths, walls, floors, ceilings, windows, doors, roofs, fire compartmentalisation and associated elements, complex window locking and gearing systems.
• The post holder will comply with national statutory standards as well as Sodexo / Trust safety standards and procedures.
• Provide support for other estates trades as appropriate to their range of work.
• To undertake tasks such as patch plastering, glazing, plastic wall cladding, locksmith tasks, refitting ceiling grills.
• Manufacture, assemble, erect and install new carpentry and joinery installations work as required.
• Use own initiative, knowledge and experience when designing, quantifying, manufacturing and installation of carpentry and joinery installations, complex locking systems and equipment in accordance with current guidance and legislation.
• Maintain, repair complex locking systems including electronic, digital and high security-controlled drugs cabinet locks.
• Checking of fire doors.
• Completion of follow-on jobs through iPad.
• Undertake regular out of hours on-call duties as part of the on-call team to ensure that emergency repairs occurring outside of normal working hours are attended. Including emergency recall to work in accordance with SLA’s. This requires operating as an autonomous professional with full site responsibility out of hours
• From time to time, you will be expected to work overtime to carry out emergency repairs or general maintenance as required by management.
• The post holder will be expected to drive Sodexo vehicles as and when required.

Communications and Relationships

• The post holder must at all times carry Sodexo communication devices (iPads, two-way radios, mobile phones, pagers) to facilitate an immediate response to emergencies.
• Working alongside the other departments of the Hard FM team plus clinical colleagues across the hospital, you will need to be able to form professional relationships and communicate with them at all levels in a courteous and professional manner.
• You may be required to lead the situation with regard to health and safety and risk to ensure the environment is isolated until deemed safe to safeguard staff, patients and end users. You may be required to advise and assist external contractors to enable successful completion of works.
• The post holder will, on a regular basis communicate technical and operational information to both individual and groups.
• The post holder will be required to liaise and work with other trades/disciplines regularly including external agencies as part of a multi-disciplined team.
• The post holder will be expected to communicate regularly with Estates staff, Senior Management and clinical staff. It is expected the post holder will be able to communicate technical issues to senior management to ensure any service line disruptions are minimal.
• The post holder will regularly communicate information around the job they are completing to clinical staff which may not always understand the technical nature of works.
• The post holder will be expected to work in both non-clinical and clinical environments, including working regularly in areas where there is patient contact. For example, repairs to bedside drugs cabinets, behind bed crash rails, behind bed window locking systems.

Analytical and Judgmental Skills

• Interpret and work from works instructions, engineering drawings and technical specifications.
• Ability to use electronic app in order to receive, prioritise and complete tasks via the job allocation system. Report further actions/follow up.
• The post holder will design, assemble, and install new work often using own judgement regarding a range of complex equipment, requiring accuracy and precision and speed especially when working to deadlines.
• The post holder will be expected to understand, interpret, judge and make decisions involving complicated situations and equipment.
• They shall need to fault find, maintain and install on a range of complex systems such as the fitting, maintaining, repairing and re-keying of security locks including electronic, digital and cabinet locks.
• Design, manufacture and installation of joinery services, in accordance with current Health Technical Memorandum (HTM) guidance.

Planning and Organisational Skills

• You will need to organise, prioritise and manage planned and reactive maintenance jobs allocated to you.
• The post holder will participate fully in the job allocation system, completing timesheets and job dockets and providing all relevant information on a Personal Device provided by Sodexo.
• Provide assistance for the day-to-day operations of the team.
• The post holder will undertake surveys, evaluating inspection reports and maintenance repairs, improvement and capital work across the Trust as directed by management, ensuring compliance with Sodexo /Trust and national safety standards and procedures.
• Using a Sodexo device, assess workload and co-ordinate with other members of the estates team, as well as informing the team leader when new equipment is required or when non-stock supplies are required.
• Responsible for sourcing correct and suitable parts for repairs and replacements.
• Report levels of non-stock items in sub-stores to the relevant team leader.
• The post holder shall be able to work efficiently with minimum supervision.

Physical Skills

• The work can be physically demanding including frequent periods of walking around site, movement and lifting of tools, materials, fixtures & fittings.
• Your day will consist of periods of time in confined spaces, kneeling or lying prone next to potential hazards – high water temperatures, chemicals, human waste and contaminated bodily waste which need to be constantly monitored, reviewed and re-assessed.
• Frequent periods which require you to re-evaluate your environment and safety of self and others, particularly when working outside in inclement weather.
• Ability to problem solve at short notice to maintain safety and reduce risk of escalation. Working at height with the same potential hazards but also the risk of injury to self and/or others if needed to evacuate in the event of an emergency situation. Working may be required in restricted and confined spaces.
• Knowledge and use of PDAs and other computer systems is essential.
• There will be a requirement to drive a Sodexo vehicle on an intermittent basis.
• The post holder may be required to erect and dismantle scaffolding and staging as required which is physically demanding to lift and carry heavy items of equipment (once qualified).

Responsibility for Patient Care

• Being mindful of the impact of working in the vicinity of patients and staff. You should be aware that you will be working in a clinical environment and will witness patients in various stages of their illness, treatment and recovery.
• Awareness of safety of vulnerable patients where there is a locked ward/area. Ability to communicate effectively with the patient and the staff on ward. Maintain security when using access pass to enter and leave the area.

Responsibilities for Financial and Physical Resources

• You will have specialist understanding of the building construction on the site and the specialist requirements for maintenance and upkeep.

Responsibilities for Human Resources

• You may be required to liaise with others in all aspects of joinery and building work e.g., work experience, other tradesmen, deal with new situations/techniques and pass on knowledge to colleagues.

Job Summary

• Supporting the Senior Management Team in the safe operation and maintenance of all plant, equipment and installations within the hospital estate, establishing efficient and effective compliance review procedures
• Primarily responsible for the electrical services operational equipment, decontamination, mechanical and building infrastructure. Control of contractors including permits to work on specialist and critical systems within the PFI hospitals as defined but not limited to those set out in HTM00 to HTM08 and any associated statutory and mandatory legislation

What you’ll do

• Fully competent (AP/CP Appointed) in the fault diagnosis, maintenance, repair assets to include but not limited to Mechanical systems such as LTHW Heating Systems, CHW Systems, Steam distribution systems, Hot Water Calorifiers, Refrigeration, Air Handling Units / Ventilation Systems, Compressed air and Medical Gas Systems
• Carry out Planned Maintenance of Mechanical Devices in line with current regulations and manufacturers recommendations
• Comparison and utilisation of technical documents as issued by the Department of Health
• Interpretation of technical terminology used in the Mechanical infrastructure
• The safe operation and maintenance of all plant and equipment within PFI Hospital site. Carrying out a range of repairs and new works to a high standard. Working on own initiative when applicable or as part of a team
• Supporting the Engineering Management team to ensure contractual response and rectification times are met. Producing required support documentation reports to meet contractual requirements.
• Undertaking Authorised Person and/or Competent Person responsibilities in relation to specified systems
• Ensuring services comply in accordance with the Project Agreement, legislative, statutory and HTM requirements
• Contributing to the commercial management of the operational element of the contract, including management of the Performing Monitoring systems and to ensure Contract and Commercial Compliance. Monitoring contractual response and rectification times to ensure compliance and avoidance of service failure and penalties
• Act when there are failures in compliance or initiatives and investigate the reasons behind these and address to build and develop performance
• The cost effective delivery of a Planned Preventative Maintenance Service
• The management of a reactive maintenance service during both normal operating hours and outside operating hours of the hospital. The working requirements will involve the need to take part in a roster out of hours call out system
• Provide technical and professional support to all staff, colleagues, engineering supervisors and to Trust officers in order to develop a team approach
• To represent Hard FM in applicable working groups for ensuring compliance with all relevant Health and Safety Legislation and site specific Health, Safety and Welfare policies
• Maintain formal and informal communication with Trust managers related to services activities / working group. Develop good working relationships with clinical and non-clinical staff at all levels
• Use of IT systems to include the CAFM and BMS systems to provide, monitor and report data within the Quality Assurance and other management reporting systems
• Delivery of service specific on the job training for employees within the Hard FM function
• Provide technical engineering advice and support for the maintenance of equipment, fabric and utility services for the PFI estate
• Ability to effect fault diagnosis on plant and equipment of a more complex nature
• Additional to the role summary the post will provide cover to other direct Labour force for Holidays and unplanned absence events. During these periods additional responsibilities are below
• The day to day commercial management of the estate maintenance and operation. Management and operation of the Permit to Work system and Safe Systems at work
• The management of a team who will ensure the safe operation of all plant and equipment on the hospital site in line with the Project Agreement
• Provision of advice to the engineering manager for engineering materials procurement
• Management of a Workshop operation and activities for M&E craftsmen
• Provision of guidance and advice to craftsmen in order to develop skills and improve effectiveness
• Ability to affect a hands-on approach when required
• Co-operating with the helpdesk team and ensure the return of completed worksheets in a timely fashion
• Ensuring a safe working environment and safe systems of work are followed

What you’ll bring

Essential

• Completion of C+G/Btec or equivalent in Mechanical Engineering, recognised Mechanical apprenticeship, time served
• Proven substantial experience within mechanical trade
• Confident capable engineer able to assess situations

• Skilled in the hands on repair of all plant and equipment, having the ability to fault find, read drawings, diagnose and repair using their technical knowledge on equipment

ROLE SUMMARY

• To undertake the operation and maintenance of all plant & building services installed within the Golden Jubilee Wing, within the broad range of technical disciplines and in accordance with the PPM schedules and task sheets.
• To attend to all calls and reactive requests for assistance in a timely, diligent and efficient manner, so as to best protect the Client's assets.
• To maintain full & accurate reporting of all tasks attended, including time, any additional work required, details of materials used or any specialist attendance required.

Key Responsibilities:

• The day-to-day planned maintenance and operation of all plant and services including the monitoring and control of site conditions utilising the BMS.
• To liaise and co-operate with specialist sub-contractors and other visiting disciplines to ensure the continuing efficient operation of the building & plant, minimising any disruption or down time to the occupants.
• To comply at all times with the Company's Quality Assurance and Health and Safety Procedures and to ensure that all work is undertaken in accordance with Industry best practices & statute so as to best protect the Clients assets or business.
• To assist Management with the operation and implementation of Permit to Work systems and to report any instance of non conformance with these Safe Systems of work. Raise any concern with a Supervisor or the Estates Manager as arising.
• To ensure that all areas in which work is undertaken are kept in a clean and tidy condition, and that all waste is removed & segregated for disposal in accordance with standing environmental procedures.
• To undertake any small works or alterations within your specific skill set as required by the Estates Manager. Including the assembly, installation and commissioning of new installations, without detriment to PPM & Reactive Shift duties.
• To provide a timely and efficient reactive response to emergency situations and to accurately diagnose faults and carryout the necessary remedial action to ensure optimum availability of plant & services.
• To be proactive and be capable of anticipating potential faults or problems which may occur within the full range of building services, and to report to the Estates Supervisor for the necessary corrective action where necessary.
• To be able to prioritise tasks and to seek advice and support as appropriate.
• Understand the overall operation & strategy of the building services, including mechanical, electrical, fire protection & Building Control systems within the Golden Jubilee Wing. You will be the specialist who will provide technical advice and support for the maintenance of equipment, building fabric, and utility services across the Manchester Foundation Trust Hospital estate. What you’ll do:

• The post holder will be a member of a multi- disciplined/skilled team comprising of 8 skilled craftsmen and 4 assistants, working a 24 hour rotating shift pattern. By using Specialist knowledge and skills gained from training, experience and appropriate qualifications, the post holder will work as part of a team or on occasions work alone, following the Lone Working Policy and using one’s own initiative providing the safe operation and maintenance of a range of complex plant, equipment and control systems over the hospital site. To achieve this the post holder will carry out a wide range of planned and emergency mechanical/electrical activities to a high standard.
• The post holder will carry out their duties in an efficient manner with full awareness, understanding and compliance with the Trust and Sodexo’s Health and Safety, Infection Control Policies and Procedures including the Trust/Sodexo Permit to Work systems.
• At all times the post holder shall carry a page/emergency bleep to enable him/her to respond to and prioritise calls to ensure timely action and a mobile telephone to enable communication with other departmental/non departmental staff of all positions as and when required. These communications will normally be via the Help Desk or in an emergency, direct from the Hospital switchboard (fire alarms, lift trappings etc). The post holder will prioritise workloads at all times, work under pressure in emergency situations where failure to act promptly of safely may result in serious injury, damage or loss of life.

PRINCIPLE DUTIES

• Have extensive knowledge, experience and appropriate qualifications in one’s own discipline and a working knowledge of others and be able to demonstrate competence in these disciplines.
• Maintain, test, diagnose and repair faults in complex mechanical/electrical installations, plant, control systems, and equipment dealing with new situations as they arise and passing on knowledge to others.
• Investigating the underlying causes of breakdowns or failures and identifying and undertaking remedial action as required.
• Assemble and install minor works of both their own and other trade disciplines. (Lock related problems such as digi locks, controlled drug cupboards, make safe broken windows etc).
• Have a broad understanding of legislation and codes of practice affecting engineering works and comply with both these and the requirements of the Health & Safety at Work at all times.
• Undertake risk assessments for maintenance and repair works to ensure that works are carried out in a safe manner.
• Ensure plant history is kept up to date.
• Understand the relationship between their own work and that of other trades and grades of staff.
• Learn new techniques and procedures with training where appropriate, attaining the required certification.
• Instruct others on aspects of their work relating to their core trade.
• To undertake other specific duties when requested by the Operational Supervisor.
• Have the responsibility for contacting external contractors and work with these contractors ensuring their compliance with Sodexo’s Health and Safety Policy for contractors. (Medical gas, lift, drains engineers etc).
• Have the responsibility for calling out the mechanical/ electrical/ joiner/ air conditioning/fridge craftsman if and when required.
• Liaise with departmental manager, ward/clinic staff or administrators and observing departmental procedures, (infection control, barrier nursing).
• The post holder will be required to identify and request materials for repairs/modifications, supplying comprehensive technical details to the relevant supervisor.

KNOWLEDGE & SKILLS

• The post holder will be required to use their specialised skills and technical knowledge to convey technical information to Sodexo/Trust engineers and contractors when co-ordinating repair work inside and outside of normal working hours. This will reflect the need for the post holder to act on his/her own initiative, the need for accuracy, attention to detail, numeracy and record keeping.
• The post holder will be required to assess at all times their own work taking into account the priority, risk factors and possible interruption of this work due to urgent/emergency calls showing their ability to work without supervision.
• The post holder will be required to use machinery and tools within their level of expertise/training, including power tools in accordance with PUWER regulations. The post holder will also be required to make regular use of ladders, scaffolding, access equipment, and lifting equipment.

EFFORT & ENVIRONMENT.

• The post holder will come into contact with patients and hospital staff, and shall act with discretion at all times.
• The post holder will be required to work in unpleasant conditions with exposure to:
• Dirt, dust and noise (plant rooms). Normal and low level radioactive bodily fluids, asbestos, laboratory waste. The list is not exhaustive.
• High/low temperatures, moving machinery and adverse weather conditions. (Walk in fridges, service ducts, plant rooms and roof tops).
• Clients/Others using aggressive behaviour and/or mental health issues. (Upset patients, members of the public and in mental health buildings).
• The post holder must take responsibility for the safe keeping of hand tools and equipment when working in areas where such items could cause damage, be used as a weapon or breach security.
• The post holder may on occasion be required to work in either the Adult or Paediatric mortuary or in areas where cadavers, relatives may be present exposing them to situations which may be distressing or emotional.
• The post holder will occasionally be required in sterile environments, and thus be aware of ultra clean/ changing procedures.
• The post holder may on occasion come into contact with distressed and irate members of the public/personnel often in emergency situations ( e.g. lift trappings ), where a rapid concise response and immediate decision is required to be given in a calm manner and with empathy for the person(s) involved.
• The post holder will be required to work in confined spaces and at heights in accordance with the relevant regulations.
• The post holder maybe required to move heavy equipment/materials in accordance with the Manual Handling Regulations.

HEALTH, SAFETY and SECURITY

• The post holder will follow Health and Safety procedures at all times. Be personally responsible for Health and Safety issues in respect to his/herself and their colleagues.
• If the post holder identifies a potential hazard he/she should report it to their manager/ supervisor at once or if in doubt they should ask their manager/supervisor for guidance.
• The post holder will always use safety equipment provided, and report any defects to their manager/supervisor. • The post holder will mutually agree to provide cover as requested for training of colleagues.

• Whilst members of the Shift team have their own Specialised skill (steam raising plant, gas), there is no demarcation.

• Shall be prepared to undertake additional training in order to fulfil the requirements of the post, satisfy new regulations/ legislation or to further develop the duties.

What you bring:

• Conduct fault finding diagnostics on various mechanical (HVAC, Medical Gas, BMS) and repairs.
• NVQ 3 or equivalent experience working with either HVAC, Heating, Medical Gas or BMS
• C&G BTec or equivalent in mechanical engineering

As Maintenance Plumber at Sodexo, you will be the go-to person, the one with the answers to everyone's questions, and the one who knows how to keep the facilities operating smoothly. You will be the specialist who will provide technical advice and support for the maintenance of equipment, building fabric, and utility services across the Wythenshawe Hospital estate. What you’ll do:

• Ensure the safe operation and maintenance of all plant and equipment within the hospital estate, carrying out a range of repairs and new works to a high standard. You will be responsible for the service, installation, maintenance, and testing of complex systems.
• Comply with all Company and Client policies and procedures, and statutory regulations, including health and safety, safe working practices, hygiene, cleanliness, fire, COSHH. This will include your awareness of any specific hazards in your workplace

What you bring:

• Experience repairing plant and equipment, as well as the ability to fault find, read drawings, diagnose, and repair equipment using your technical knowledge.
• NVQ Level 3 or Equivalent and have Building services Knowledge
• Ability to keep work pace and meet deadlines, along with good organisation skills
• Great communication skills, strong teamwork, and a positive attitude
• Capable of working as part of a team or unsupervised, and of remaining calm under pressure

JOB SCOPE

Trainee will be trained to assist and support the Operations Executive/Manager to lead and organize site Operations Team to ensure safety, daily routine, periodic schedule and manpower are available to meet contract standards and requirements.

DUTIES & RESPONSIBILITIES

• Trainee will learn about manpower deployment and scheduling to help develop cleaning service operations work plans in line with contract standards and requirements
• Trainee will respond to customer feedback
• Trainee will learn about Workplace Safety and Health Practices so as to ensure safety measures are in place on site
• Trainee will learn to operate various types of environmental services (ES) machinery and equipment safely and competently
• Trainee will be exposed to handle wide-range of environmental services tasks at different project sites.
• Recommend ways to improve environmental sustainability using insights gathered from data analysis
• Trainee may be assigned to oversee multiple sites and will be expected to communicate effectively with key stakeholders.
