• Position: Building Supervisor (Contract)
• Project: Perkhidmatan Pengurusan Premis TNB Energy Services Sdn Bhd (TNBes) Warehouse
• Project Location: Jawi, Pulau Pinang & Senai, Johor
• Project Duration: 2 years
• No. of Position Required: Jawi, Pulau Pinang (1 Position) & Senai, Johor (1 Position)
• Expected start date: 01/11/2024

Requirements:

• At least 1 - 2 years experience in building services, facilities management, or a related field
• Diploma/Bachelor in building services, facilities management, or a related field

Responsibilities:

• Assist the PIC client in maintaining a high standard of service delivery and efficient management, operation, and administration of the building.
• Report for duty at the building on time according to the employment terms and be on site whenever required at whatever time.
• Coordinate and monitor the day-to-day maintenance duties/activities with the maintenance team.
• Supervise the project when contractors are doing repair or renovation work.
• Inspect the grounds, common facilities, and buildings to determine whether repairs or maintenance are needed.
• Attend to complaints on operational matters by the staff client tactfully and professionally and take appropriate rectification actions according to procedures herein.
• Ensure that all service contracts are properly documented.
• Ensure that all service contract works are carried out in accordance with the work specifications in the contract.
• Ensure that the warehouse operation system is fully implemented and complied with building.
• Carry out evacuation drills periodically as required.
• Inspect the warehouse regularly to ensure that the building fabric is maintained in accordance with the standards required.
• Submit daily and monthly reports to the PIC Client on operations of the building and highlighting problems or defects that need attention.
• Assist the PIC to devise an annual preventative program for all services in the building.
• Devise a Job Requisition Form for use in the building for minor maintenance works.
• Monitor and ensure that all licenses are renewed on/before due dates.
• Monitor and ensure that all service and maintenance contracts are reviewed on before due dates.
• Ensure that up-to-date warehouse particulars and a list of inventories in the building are available at all time.

JOB DESCRIPTION

• To prepare and implement site safety supervision & coordinates with suppliers, contractors, and etc.
• To monitoring daily site safety work activities, attend safety coordination meeting with contractors and to conduct daily tools box meeting at site with all foreman and workers.
• To conforming and ensure site safety for scaffolding erection, hot works, barricade of floor opening, high level object & works, cutting tools, all electric tools, and etc.
• To check and conforming to local safety & health codes & regulations by complying with requirements.
• Preparing safety signage, site instruction documentation & develop good leadership with sub-contractors and workers.
• To prepare & assists to conform standard safety requirement for installation and safety produce method statement and ISO documents as needed.
• To conduct safety briefing on usage of equipment’s, tools & materials.
• To issue warning if contractor provide safety defects or negligence and prepare punch list for following up action.
• High lifter, scissor lift & scaffolding daily control.
• Ensures Scaff tags are signed and kept up to date with relevant information.
• Inspects all scaffolds on site regularly and keeps a record for any future audit.
• Conducts inspection and certifies the quality, suitability, and safety of scaffolding as per the industrial standards and practices
• Maintain a record of the condition of all scaffolding materials and ensure that they are maintained correctly and are removed from site and disposed off, if found damaged or defective.
• Sharing safety essential information with project team always to achieve schedule as targeted. 
• Contributing safety & health information to team meeting and reports, to escalating project completion without impediments.
• Strictly observed Taikisha Japan safety policy and reporting procedures
• Posses Scaffolding cert & Yellow book. (Lifting supervisor cert is an added advantage)

JOB REQUIREMENT

• Willing to travel if needed.
• Knowledge in ISO 9001, ISO 14001 and ISO 45001.
• Good working knowledge in both written and spoken in Bahasa Malaysia and English.
• Good in communication skills, conflict management, problem-solving, leadership and reporting skills.
