Position: Contracts Manager Full-time Permanent

Days of work: Mon-Fri (8:00am to 5:00pm)

Salary: £50k-£65K (depending on experience)

Our clients contracts are multi-disciplinary, however the bias is definitely Commercial Hard landscape/ Civils, with aspects of soft landscaping and maintenance as well.

The Role:

Completion of contracts

Ensuring gross margins are maintained on contracts.

Produce and monitor accurate cost control.

Management of sub-contractors and direct labour.

Supervision of Labourers (in the region of 20, number can vary depending on contract).

Procurement and management of resources (plant, equipment and materials).

Delivering contracts in line with our Health, Safety, Quality and Environmental standards.

Carrying out Safety, Quality and Environmental audits.

Production and ongoing development of Construction Phase Plans

Production/ Review of RAMS

Production and management of programmes of work.

Maintaining site records.

Effective client/ project team communication and relationship building.

Proactive approach to contract delivery, highlighting any potential problems and proposing solutions.

Production and presentation of monthly progress reports

Production and submission of monthly valuations

Recording of AIs, pricing of variations/ account management

Compilation and recording RFIs and RVIs.

Project reviews at the end of each project.

Candidate Requirements:

Proven track record within the construction/landscaping industry, be commercially minded and adept at managing site managers and subcontractors.

Full UK Driver's License

Project Management qualification (Preferred)

SMSTS (Preferred)

Soft Landscaping and Maintenance Manager Needed

Location : Split between office (LU7 0AN) and Sites (London, Berks, Surrey, Bucks, Beds, Ox, Cambs, Suffolk)

Salary: 35K per year

Job Description

• Manage teams on a daily basis to ensure that they work safely and maintain high standards of work
• Being proactive in identifying and resolving site problems, complaints or difficulties.
• Managing of all subcontractors on their sites ensuring that works are carried out safely, to agreed standards, and are profitable.
• Raise / Check Staff Time Sheets weekly and submit to accounts and Agency on a Monday
• Raise and update Maintenance Schedules in line with contract, BoQ, Specification and Drawings
• Organise Labour resources (Direct, Subcontractor and Agency) in the most efficient manner to get the job done, allocating work schedules with due consideration for staff skills, training, qualifications and experience
• Managing staff, this includes but is not limited to; Behaviour, workload, quality, tasking, hours worked, holiday, sickness and absenteeism (Monitor using Bradford Factor).
• Complete 6 and 13-week probation reviews and annual staff appraisal
• Provide cover for Supervisors and Team leaders when needed.
• Ensuring that Supervisors, Chargehands/Foreman carry out their jobs correctly, adequately
• supervise all staff to ensure they work safely and that they complete all Daily Activity Briefings, Toolbox Talks and Daily Plant Checks (DABS, TBT, Plant Forms are to be handed to the Manager for checking on a weekly basis then passed to the SHEQ Team)
• Ensuring that all staff are trained and competent before being given a task and that any new starters, agency or temporary workers are inducted and trained and that these training records are completed and returned to the SHEQ Department
• Raise & submit a monthly Maintenance Reports for all sites to clients and the Ops Manager to include progress, issues, defects, works completed, works due/overdue for all sites
• Keep the Ops and Commercial Manager informed of any site damage and any contractual issues Liaise with all allocated Clients maintaining a high level of communication
• Attend all Managers, Department and Client meetings as and when required
• Raise quotes for any extra work (via the Commercial Manager) with the Client ensuring that the works are accurately costed and profitable
• Order materials required for the works
• Manage & maintain all allocated vehicles and machinery in a proficient manner
• Producing and updating Method Statements and Site-Specific Risk Assessments for all their works using allocated forms and ensuring that staff read and sign these method statements.
• Carryout a monthly SHEQ Audit
• Organising the summer watering schedule, labour, bowsers, standpipes, standpipe licences etc and ensuring all trees and large shrubs and GM sites including planters that are under warranty/defects liability / contract are watered
• Organising Winter Drain Down & Spring Start Up on irrigation systems for all Contracts
• Profitable running of Grounds Maintenance (GM) Contracts
• Raising a Master GM Work Schedule
• Ensuring GM Contracts do not suffer excessive plant and tree defects
• Liaising Suppliers to ensure GM Machinery is well maintained
• Monthly checks of all GM Staff spray books
• Keeping the GM Stores and Pesticide stores tidy
• Organising staff parking in London, paying for parking on the credit card or organising advances from accounts, collecting staff parking receipts and returning them to accounts
• From time to time helping to manage small Construction Soft Landscaping projects
• Assist the company in complying with our Carbon Reduce policies, targets and objectives
• Any other duties required by the Ops Manager or Frosts management team

Training & Experiance Required
