What will you do 

Under general direction, acts as the on-site project leader to plan, implement, and complete control systems projects with assigned customers.  Performs or delegates tasks as the need arises to implement and fully complete assigned projects including: hardware design, system programming, installation coordination, system and network commissioning and project closeout. Responsible for the overall financial results of assigned projects including: costs, project billings, and collections. Maintains an effective balance between customer happiness and project financial results. Actively pursues selling change orders. How will you do it 

Completes typical installation hardware design and software programming using established standards as required.  Provides detailed information to communicate design and operation to customers, Johnson Controls staff and subcontractors. 

Actively pursues additional work through change orders.  Evaluates the contractual scope of work and the impact of client issued bulletins, field directives and/or scheduling changes. Communicates both technical and business related issues with the clients. 

Manages the selection, ordering, budget and delivery schedule of materials to be procured for the projects assigned.  

Secures pricing and availability from outside vendors and suppliers, mechanical and electrical subcontractors including scope, terms and conditions.  May request several bids in pricing process.

Oversees subcontractor payment and billing processes. 

Provides jobsite coordination for panel and field device physical locations.  Ensures installation is in accordance with Johnson Controls literature and project requirements. 

Manages and completes the loading, device verification, and commissioning of all system controllers as the need arises. Validates complete system functionality and resolves issues with subcontractors and others to ensure proper operation. Provides accurate project as-built and commissioning documentation. 

Manages costs, billings and collections. Complete project billings in a timely and accurate format to the client. Maintains profitability goals and positive cash flow. Schedules monthly project cost in cost accounting system. Responsible for project cost hitting projects as scheduled. 

Provides coaching, mentoring and technical assistance to System Technicians, Electrical Installers and System Designers.  Provides technical assistance to subcontractors.  Ensures that delegated tasks are done accurately, on-time, billed, within budget and within scope of the contract. 

Optimally communicates the status of projects to management as the need arises and provides monthly forecasts of revenue, costs, and gross margin. 

Sends warranty letter to JCI customer upon meaningful completion of project and ensures accurate execution of warranty. 

Develops project plans and coordinates the required resources to ensure accurate and efficient installation and completion of assigned projects. 

Performs site-specific training for owner/operator on the total system in full or with assistance. Ensures owner/operator has been trained. Provides proper documentation and manuals for system operation. 

Develops and maintains viable long-term relationships with contractors, clients, consultants and subcontractors.  Attends job progress meetings as required. 

Adheres to safety standards.  High degree of regard to employee and subcontractor safety. 

What we look for 

Required 

• Minimum of a technical Associates Degree with two years of field experience or four years of equivalent related field experience in the HVAC industry. 

• Must have relevant technical hands on experience in systems design and commissioning of digital HVAC controls systems. 

• Must have the ability to communicate technical material to a non-technical audience. 

• Must demonstrate the ability to perform work independently.

Preferred 

• Strong digital literacy. 

• Must have knowledge of control theory and HVAC systems.

What you will do

Facility management of a newly constructed electric vehicle battery manufacturing plant located in Stanton, TN. This is a performance based, 12-year, O&M contract providing hard services of MEP equipment within the facility, excluding the manufacturing and production equipment. The objective is to maintain a seamless environment by assuring that equipment is performing to specifications to facilitate uninterrupted manufacturing and administrative functions.

How you will do it

Ensures the effective execution of all maintenance work control processes by utilizing BMS and CMMS.  Plans and schedules the day to day activities of technical facility maintenance teams, orders, required parts, and well as requests and coordinates subcontracted service. Follows up as needed to assure customer satisfaction with work order requirements.

KEY ACTIVITIES AND RESPONSIBILITIES:  

• Take incoming service request calls

• Create work order for all service requests, PM’s and corrective action work

• Schedules and dispatches tradesmen and team members

• Debrief tradesmen and team members after completion of each call

• Respond to all messages left overnight

• Maintain the schedules for Preventative Maintenance, Corrective and Reactive work orders

• Forecast workload for 30 days out

• Contact customers with a “Parts Pending” status as parts are received for scheduling

• Follow up on all pending and recommended work with team

• Maintain billing, scheduling and staging of materials, and database information

• Order parts for work orders

• Maintain customer history files in CMMS

• Prepare paperwork for all manufacture warranty parts

• Facilitates return of warranty parts

• Compare service timecards and work orders to service schedule

• Check service timecards for accuracy

• Coordinates service contractor’s Preventative and Corrective maintenance scheduling with trade foreman

• Schedules contractor activities for building access

• Verifies vendor times and charges

• Requisitions supplies and equipment necessary to complete preventative, corrective and reactive service

• Assure all work is document and work orders are closed in the CMMS.  This includes all labor, materials and history is documented.

• Work with On-Site Manager, TB Service Manager and trade foreman to assure all equipment and preventative maintenance inspections have been inputted into the CMMS with Manufacturer’s recommendations.

• Enforces all Johnson Controls, Inc. (JCI) safety and risk management policies and procedures; reports all accidents and injuries in a timely manner and identifies and corrects unsafe work conditions with management oversight.

• Attends training programs (classroom and virtual) as designated.

• May perform other duties and responsibilities as assigned.

What you will do

The HVAC Operations &Maintenance Operations Manager is part of our Building Technologies & Solutions business with Johnson Controls. This position will be working onsite at a local customer location managing the day-to-day operations of their facilities. Oversee the contract, supervise employees, strategic partner with the executives of our client on projects and spend. Ideal candidate will be a seasoned professional with strong knowledge of the HVAC industry. Experience in facilities or any type of management role.
This is a technical lead and business manager position responsible for contract execution and financial objectives of high-tech Operations & Maintenance business with multiple Support Services. Leads assigned staff on individual contracts or a group of smaller contracts typically up to $5.0M in size.
As a Technical Operations Manager, you will manage the technology and resources at our P3 facilities to ensure the Building Management systems and OT Systems are safely and effectively maintained. You will use your knowledge and expertise to manage JCI’s operational risk and drive greater efficiencies in these systems.

How you will do it

Leads an operational team to provide the service offerings to assigned account(s) for the purpose of delivering optimized workplace environments and manages the real estate/facility management budgets for customer. 

Manage, direct and schedule the short and long-term activities required to meet the maintenance standards for our Building Management and OT Systems.

Take a lead role in the development of the technical team, including recruiting and hiring. Manage and supervise O&M Specialists and Technicians in the delivery of operations and maintenance tasks. Develop training plans for enhancing the skills of these team members.

Review and approve expenditures for tools, equipment and materials required for the maintenance of our systems and assets.

Provide technical and management direction for all Building Management and OT services, utilizing available JCI resources to reduce costs and increase customer satisfaction.

Provide technical expertise and guidance to operations and maintenance staff to achieve resolution of complex problems.

What we look for
Required

• Minimum of a technical Associates Degree with five years of field experience or seven years of equivalent related field experience in the HVAC industry. 

• Must have relevant technical hands on experience in systems design and commissioning of digital HVAC controls systems. 

• Must have the ability to communicate technical material to a non-technical audience. 

• Must demonstrate the ability to perform work independently. 

Preferred

• Strong personal digital literacy. 

• Must have knowledge of control Theory and HVAC systems.

What will you do  

This position will have responsibilities in White River Junction, VT and Hanover, NH.

Under general direction, acts as the on-site project leader to plan, implement, and complete control systems projects with assigned customers.  Performs or delegates tasks as required implement and fully complete assigned projects including: hardware design, system programming, installation coordination, system and network commissioning and project closeout. Responsible for the overall financial results of assigned projects including: costs, project billings, and collections. Maintains an effective balance between customer satisfaction and project financial results. Actively pursues selling change orders. Coordinates communication with the customer during all phases of the project. Ensures proper execution of warranty. Provides work direction to subcontractors, electrical installers, technicians, designers, and administration as necessary. Ensures work performed is in compliance with state, local and Federal legal requirements and operates on the job with the highest of ethics.  Adheres and ensures Johnson Controls staff and subcontractors adhere to all safety standards. 

How will you do it 

Completes typical installation hardware design and software programming using established standards as required.  Provides detailed information to communicate design and operation to customers, Johnson Controls staff and subcontractors. 

Actively pursues additional work through change orders.  Evaluates the contractual scope of work and the impact of client issued bulletins, field directives and/or scheduling changes. Communicates both technical and business related issues with the clients. 

Manages the selection, ordering, budget and delivery schedule of materials to be procured for the projects assigned.  

Secures pricing and availability from outside vendors and suppliers, mechanical and electrical subcontractors including scope, terms and conditions.  May request several bids in pricing process.  Oversees subcontractor payment and billing processes. 

Provides jobsite coordination for panel and field device physical locations.  Ensures installation is in accordance with Johnson Controls literature and project requirements. 

Manages and completes the loading, device verification, and commissioning of all system controllers as required. Validates complete system functionality and resolves issues with subcontractors and others to ensure proper operation. Provides accurate project as-built and commissioning documentation. 

Manages costs, billings and collections. Completes project billings in a timely and accurate format to the client. Maintains profitability goals and positive cash flow. Schedules monthly project cost in cost accounting system. Responsible for project cost hitting projects as scheduled. 

Provides coaching, mentoring and technical assistance to System Technicians, Electrical Installers and System Designers.  Provides technical assistance to subcontractors.  Ensures that delegated tasks are done accurately, on-time, billed, within budget and within scope of the contract. 

Effectively communicates the status of projects to management as required and provides monthly forecasts of revenue, costs, and gross margin.
