The role of Senior Pre Construction Manager will be an all encompassing role, dealing with Surveying, Package Buying, Estimating & Pre Construction. You will be leading the current Pre Con team, overseeing the preparation of all construction documents, including plans, specifications & contracts, overseeing the pre-construction phase, ensuring that all work is completed on time and within budget, etc.

Your new company is a regional construction firm based in London that has been trading for 6 years and achieved a turnover of £3.75 million. They are well established locally, having grown from a small local business into a well-established design & build contractor, renowned for their commitment to quality, innovation, and client satisfaction. Their expertise spans residential, commercial, and industrial construction, as well as renovation and remodelling projects. A typical project would be £250-£300k, but they are looking to build a pipeline of Design & Build projects of value £2-£5 million in the London market. Typical enquiries would be from international investors and would be RC Frame residential developments that would need to be realised and converted from enquiry stage to tender awarded stage.

Your new role is to act as the bid coordinator to estimate the costs of the projects via take-offs from drawings and submit competitive estimates to the clients. You will be working with a team of 6 managers and interfacing with external stakeholders like engineers, architects, suppliers, subcontractors, planning authorities, public bodies, and the client. The hours of work are weekdays, 08:00-16:00, and you will be able to work remotely / work from home. Duties and responsibilities would be to act on follow-up leads, respond to external enquiries, create a tender pack, adhere to building regulations / standards, follow up the tender submissions and convert the opportunities to tender awarded. Once a bid has been awarded, you may be required to continue with the cost control function of the project or move onto to the next bid. At any point in time, you will have 10-30 bids in the process of creating a pipeline.

What you'll need to succeed is substantial UK-based construction experience as an Estimator or Quantity Surveyor involved in pre-construction and bids (not overseas). Ideally, your UK-based residential construction experience would be working for a main contractor, general builder, or developer where you would have acquired the skills needed to perform the above list of duties. Previous experience of converting successful bids is essential. You can live anywhere as this is a remote position. You will have excellent communication skills, presentation skills, commercial acumen, tender writing skills, office skills, be IT Literate and be competent at construction processes. You will have excellent at MS Office and Excel as well as expert at take-offs from drawings. You must have the right to work in the UK and a photo ID.

What you'll get in return is a permanent job opportunity paying a salary of £60,000 to £70,000, 20 days paid holiday per annum plus BH, a contributory pension scheme. You will be provided with a company laptop and mobile phone. The start date of this job is Monday 16th December 2024. You will be engaged on a probation period of 3-6 months, after which a salary review will be performed based on performance. You would be supported by the management team and offered additional training to provide professional growth in the organisation and the opportunity to take more responsibility.

Job Title: Property Fire Safety Team Assurance Manager
Location: Hybrid (local branch visit required 2 times a week; travel to London branch for meetings every 6-7 weeks)

Our public sector client is looking for a motivated and detail-oriented Property Fire Safety Team Assurance Manager to join their team. In this vital role, you will contribute to fire safety initiatives and enhance data management processes across the organisation. Your expertise will help maintain high standards of safety and compliance throughout the property portfolio. This is a hybrid position, requiring you to attend your local branch a minimum of two days a week while working from home for the remaining three days. Additionally, you will need to travel to Petty France (London) for meetings every 6-7 weeks. This role is a Temporary role covering Maternity leave so, the contract is likely to be around 12 months long.

Key Responsibilities:

• Upload data from CPFSI letters, including appointments and outcome letters (approximately 50 entries per week).
• Provide user support for the CPFSI tracker to enhance team effectiveness and front-line user experience.
• Collaborate with the Business Manager to manage the tracker and produce monthly risk reports.
• Monitor audit data to identify trends and address fire safety issues.
• Perform general administrative duties, including email correspondence and inbox management.

Project Support:

• Assist with the fire strategy project for the NPS portfolio, ensuring effective communication with project suppliers and FM colleagues.
• Source necessary documents for site visits and maintain a tracker of project costs and survey progress for quality assurance.

Reporting:

• Generate data reports on current fire safety trends for upward reporting.
• Contribute to monthly dashboards prepared by the Team Lead for presentation to the Head of PATS.

Administrative Support:

• Manage the central fire safety mailbox, allocating inquiries to advisers and maintaining task records for monthly reporting.
• Oversee the completion of the FRA QA tracker and analyse findings for quarterly meetings.
