The company is a privately owned, bespoke building contractor providing professional architectural design, planning, and full construction services operating as principal contractor on complex, bespoke residential new build, extension, and refurbishment projects ranging from £150k - £1.5m.

The successful individual will be responsible for all day-to-day tasks associated with project estimating, project cost control, BOQ production, cost management and monitoring, cost planning, monthly cost reporting and client billing. Duties to include:

" Initial meeting with client and assessing project scope
" Producing accurate measures & take offs for projects
" Producing estimates & tenders for new projects
" Produce and update procurement schedules for all projects
" Prepare the required documents to issue to subcontractors to enable them to tender effectively packages
" Identify appropriate subcontractors for all aspects of works
" Prepare client cost reports and billing
" Manage and monitor variations and changes
" Assist in the financial appraisal of new opportunities
" Work closely with architects and other professionals
" Monitor costs and expenditure across the construction process

Qualifications

" Extensive experience of managing cost on projects within residential sector
" Skills in Estimating, Cost Control, BOQ, Cost Management, and Cost Forecasting and Planning
" Experienced in creating detailed cost reports
" Solid experience in the construction industry
" Experience of JCT & D&B contracts
" Educated as a minimum to HNC/HND/Degree level (or equivalent)
" Experience of Pre-Qualification and Tendering process for complex bespoke projects

  • Prepare and submit monthly applications for payment to the Client/Client's representative

  • Submit invoices for certified value and ensure payments are received on time
  • Value and authorise payments to subcontractors
  • Liaise with Contract Managers to establish the project specification and requirements
  • Liaise with Contractors, Suppliers and the Client to establish project specification and requirements
  • Attend and contribute to meetings with work colleagues and or Clients/Customers when necessary
  • Monitor the contract progress, assess and report any changes that may affect project costs and or time scale
  • Assist in the control of individual contract budgets
  • Ensure all necessary contract documentation / reports are accurate and produced on time.

The successful candidate will be able to demonstrate a stable and progressive career history as a Quantity Surveyor.

Ideally, the successful candidate will come from a Social Housing background, ideally with some experience working within renewables/energy efficiency projects. Alternatively, candidates with a plumbing background may also be suitable for the role.

Operating from the head office based in Chorley, you will be the first point of contact to ensure all applications are dealt with quickly and efficiently and inputted into the database, along with additional duties, listed below.
The working structure of this role is Monday to Friday 8:45am - 5:15pm with an hour's lunch break.

Your new role
As Property Administrator you will be expected to support the Property team members through efficient logging and handling of calls to the dedicated tenant Helpdesk. Alongside liaising with different departments and colleagues to keep them updated on any developments.
Other duties will include Helpdesk functions, such as statutory compliance, inputting information, act as main point of contact for customers and arrange repairs, along with checking invoices received etc.

To be successful in securing this position, you must have a passion for customer service and an excellent telephone manner. Along with being self-motivated, positive, ambitious, hardworking, and flexible.
