This is an exciting opportunity to join our Contract Strategy team to provide a quantity surveying service for the Council’s 37,000 current properties and progress the housing new build programme.

You will be joining a Service which strives for excellence in service delivery and works well with partners, including our new joint venture companies. You will work within a multi-disciplinary environment and be responsible for cost estimating, preparation of contract documents, payments and contract administration.

As Senior Quantity Surveyor, you will be part of the Contract Strategy management team and will be involved in all aspects of quantity surveying function, including procurement and contract management and have staffing responsibilities including absence management, allocating/supervising work and undertaking PRDs.

You should be educated to degree level and be a full chartered member of RICS. You should have considerable experience within the design and construction industry, experience of computerised billing systems and knowledge of public sector procurement and current contract conditions.

In this role you will be working closely with the commercial team and Project leads, it will be down to you to ensure the correct project controls are in place across all disciplines and reporting regularly to the Commercial Manager.

North Lanarkshire Properties manages a large varied portfolio of 1400 properties throughout North Lanarkshire producing a rent roll of approximately £6.5 million. Our varied portfolio includes shops, office accommodation, industrial units, business centres and yards. As one of the Council’s ALEO’s you will work in partnership with North Lanarkshire Council, harnessing business plans to reflect and enhance the ambitious programme of growth, urban and town centre regeneration and development and the Council’s ambitious drive for investment in the area. This is a particularly exciting time to be involved in leading this commercial property company. In this exciting and challenging role, you will report to the Surveying and Technical Manager and will be responsible for the, ensuring the delivery of a high-quality professional surveying service.

Your remit will include co-ordinating and leading the annual valuation of the portfolio for ERV purposes, leading on complex cases and major renovation projects along with assisting in establishing investment, revenue generation, marketing plans and for day to day management of the team to ensure the continuous development and provision of our services.

With a degree, SVQ5 or equivalent in a relevant subject, you will hold Membership of the Royal Institution of Chartered Surveyors. You will have the ability to work on your own initiative and to work as part of a team, with the ability to motivate others. You will have excellent communication skills and experience of deploying resources to meet organisational objectives. You must also have a substantial amount of relevant experience in all aspects of valuation and property management and of operating in a management environment including budget monitoring, managing complex cases, preparing and presenting reports and developing marketing plans.

On a more general note, you will have experience of project working and be aware of relevant current and forthcoming initiatives, developments and legislation and demonstrate an understanding of health and safety statutory regulatory. You will also need excellent organisational and IT skills, be an innovative problem solver and be customer centred in all aspects of service delivery.

This job role offers a Hybrid Working scheme with a base location within Dalziel Building, Motherwell. You will require to travel throughout the North Lanarkshire area to undertake the duties of this post.

The role - Senior Quantity Surveyor

Our client is looking for an experienced Senior Quantity Surveyor to join their team reporting into the Commercial Manager on all commercial aspects of a £50m healthcare project in Cheshire.

Duties & Responsibilities (Including but not limited to):

• Preparation of bills and/or schedules for quantities of materials, labour and services required in the construction and refurbishment of building works in relation to both Estimating and Post contract duties.
• Cost reporting.
• Preparation and valuation of progress and submission to client.
• Sub-contract procurement including sending out enquiries, collating prices, negotiation, order placement.
• Sub-contract valuations and payments in connection with any contract.
• Maximise cash flow through timely preparation of valuations, submission of invoices and receipt of payment.
• Manage prompt preparation and settlement of final accounts, including variations, claims and disputes.
• Identify, manage, reduce, and drive out unnecessary costs and inefficient activities.
• Monitor and manage subcontract costs to ensure that the project meets and/or exceeds targets.
• Monitor resources and costs to ensure that the project meets and / or exceeds targets, including but not limited to the scheduling of labour resources.

Required skills/knowledge:

• A degree/equivalent qualification (HNC/HND).
• At least 5 years' experience in a SQS position.
• Have experience working on similar projects.
• Have a strong Main Contractor background.
