The difference you will make as a Building Surveyor
As one of our Reactive Repairs Surveyors, you will play a crucial role in conducting comprehensive surveys, generating detailed reports, and managing reactive repairs projects across London and surrounding areas. This is a key role providing assurance over the timeliness and quality of repairs undertaken by both or Direct Labour Organisation and range of external contractors.
You will play a key role in keeping customers and colleagues updated proactively on progress of all works and helping drive our customer satisfaction, first time fix and completion targets.
About you

The successful candidate will possess a keen eye for detail, strong analytical skills together with expertise in identifying, assessing, and providing solutions for reactive repairs in rented, residential and commercial leasehold homes.
You will be expected to own issues through to a successful conclusion, pre- and post-inspections, where necessary handing over more complex work to specialist teams ensuring continuity and excellent communication internally and with customers.
You will ensure that actions and recommendations are fully captured within Riverside’s systems of information management as a matter of course to ensure transparency, continuity and accountability.

Role requirements and profile
- To assist the Supervisor/Area Manager in the effective and efficient delivery of a customer-focused day-to-day repair service to the Association’s diverse portfolio
- Conduct and report outcomes and recommendations following thorough inspections of properties to identify cost-effective scopes of work.
- Collaborate with tenants, contractors, and other stakeholders to gather relevant information and address concerns regarding repairs to homes and communal areas.
- Generate detailed survey reports outlining findings, observations, and recommendations for remedial repair actions.
- To value work using a Schedule of Rates and other methods to price work and authorise variations
- To maintain and enquire on property records, programmes of work using IT systems to ensure joined-up and accountable work takes place transparently, ensuring customers are updated regularly on progress.
- To supervise work on site and in customers’ homes and provide quality control over in-house and contracted work on behalf of the client.
- Ensure work is carried out to specification including Health & Safety standards, seeking Health & Safety assurance from contractors as necessary.
- Stay updated on industry standards, regulations, and best practice in relation to property and repairs.
- To provide technical or construction guidance to internal and external key contacts, who may have limited technical knowledge providing solutions-based suggestions and recommendations.
- Maintain accurate records of survey data, reports, correspondence and other relevant documentation and provide regular, routine updates on progress and performance.
Person specification
Essential
- Obtained or working towards HNC/HND in construction/building services.
- Significant experience of building surveying in reactive repairs environment
- Strong knowledge of building construction principles, materials, and systems
- Proven track record of working with customers in an empathetic way.
- Knowledge of construction methods.
- Basic knowledge of Building Regulations, Health & Safety and other statutory/regulatory standards.
- Basic knowledge of CDM requirements.
- Takes personal responsibility whilst working within and across wider teams.
- Basic commercial acumen.
- Knowledge of application of Schedule of Rates.
- Confident in use of IT systems
- Ability to prepare reports.
- Resilient and experienced in working within high-pressure environment
- Driving licence
Desirable
- Educated to degree level in construction / building services.
- Obtained or working towards Royal Institute of Chartered Surveyors
- Experience of working in social housing and in partnership with a local authority client.
- Contract management system competency.
