ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
• Provide full administrative support, including phone support, typing, reports, filing and distribution of correspondence. Coordinate office supplies in absence of a property administrator
• Assist in lease administration activities, including abstracting leases and keeping our database current
• Ensure all property files are prepared and maintained in an orderly and logical manner, including leases and contracts
• Prepare and coordinate bid proposals and service contracts
• Obtain aging report for management and follow up on all delinquencies, utilizing C&W or client-directed policies
• Ensure invoices are processed in accounting with appropriate back-up and according to established procedures
• Coordinate tenant move ins and move outs, including furniture delivery and pick up
• Oversee maintenance of work order and purchase order systems
• Responsible for aspects of development and maintenance of a comprehensive Tenant Service Package, including tenant handbooks, tenant anniversaries, holiday gifts, park events, quarterly newsletters, and training meetings or programs for tenants. Also responsible for ensuring tenant information within data base is current and up to date
• Update and maintain office procedures in the property Operation’s Procedure Manual under direction of manager

As a Field Research Manager, you will be responsible for managing and growing a team of full-time researchers capturing data that supports CoStar Group products.  CoStar Group researchers collect data, research, and imagery on assigned commercial properties to capture the features and highlights of each building.  CoStar Group customers rely on our team to offer content that drives real estate transactions.  As a Field Research Manager, you will be responsible for ensuring that researchers are always meeting both production and quality standards.  Meeting deadlines for our internal clients is a critical part of your responsibilities.  Working in the field with each of your researchers throughout the month to ensure best practices are implemented and provide coaching and mentoring is required. This role will be based in market.

Responsibilities:

• Build, train, mentor, and coach a growing team of 8-10 professional field researchers.
• Daily review of the team’s production measured against KPI metrics.
• Spend quality time in the field with local and regional team members to demonstrate best practice with data collection, time management and overall efficiency.
• Review incoming data and imagery to determine its quality relative to standards and guidelines.
• Provide constructive and actionable feedback to team members to meet both production and quality expectations.
• Create action plans to help team members grow, succeed, and maintain their engagement.
• Professional and effective communication with employees and internal partners to meet company objectives.
• Frequent travel within your region, and some travel to the Richmond, VA office is required.

Qualifications:

• Bachelor’s degree from an accredited, not-for-profit University or College
• 3-5 years’ direct operations management of 6+ employees, virtual management a plus
• Leadership and management skills, including the ability to prioritize and control the workload of a team, coaching, and mentoring through professional development.
• Experience with creating and managing effective KPIs, along with meeting performance metrics and being results-oriented.

• Ability to work in a collaborative setting.
• Success in building strong, cohesive teams by leading and motivating towards action/execution through influence and collaboration.
• Ability to articulate and execute corporate strategy, well-communicated with the ability to influence.
• Experience and demonstrated proficiency with Excel that includes the ability to manipulate data, filter, and develop basic formulas.
• Creative problem solving, attention to detail, objectivity, and the ability to think strategically.
• Analytical approach with the ability to interpret information and trends, adapting quickly.
• Ability to interact at all levels and establish rapport with internal stakeholders.
• The ability to quickly learn and apply new concepts such as commercial real estate terminology, mapping, and GIS concepts. 
• Field experience is a plus.
• Proficiency with MS Office applications including PowerPoint, along with Apple OS and other Internet applications.

What does the Store Manager do?

Under the leadership of the District Manager, directly leads the Merchandise Manager, Customer Service Manager, and all associates of a store. The Store Manager also leads the Support Lead, Freight Lead & Lead Cashier (if applicable) through the MM & CSM. The Store Manager is responsible for total store execution including but not limited to “Wow the Customer”, merchandising standards, operational procedures, operational controls, people development and driving sales.

RESPONSIBILITIES:

• Responsible for Operational Execution and Total Store Follow Up

• Drives customer experience and sales goals
• Continually recruits, hires, trains, and retains associates and managers; identifies internal associate talent and provides opportunities for career path development
• Responsible for managing and executing overall store standards to be consistent with Brand Standards
• Drives overall profitability for store focusing on total store sales and expense control
• Responsible for ensuring the proper execution of all cash handling policies including opening and closing procedures; daily paperwork; and bank deposits

• The General Manager ensures weekly, monthly and annual payroll budgets are managed to plan
• Ensures clean and safe environment for associates and customers to include sales floor and back room, manager’s office and restrooms
• Authorizes register functions including post voids, returns and associate discounts
• Ensures Market Plan and other merchandise directives are executed
• Ensures the execution of company data integrity process and physical inventory

• Oversees successful receiving and stocking procedures are properly followed and maintained

• Partners with District Manager of any store related issues
• Ensuring exceptional customer service is executed by all associates through training for high levels of customer engagement and role modeling ideal behaviors

• Holds all associates accountable for their job responsibilities
• Responsible for Ad Sets and Follow up
• Performs store maintenance including but not limited to taking out garbage, sweeping, cleaning bathrooms, maintaining stock room

Essential Job Functions:

• Frequently operate computer and printer, and occasionally operate cash register
• Occasionally ascend/descend ladders in order to retrieve and put away stock
• Frequently position self to kneel, bend, twist, and stoop, including in the stock room and on the sales floor
• Must be able to identify and discern email and print instructions regarding merchandise layouts, associate schedules, and standard operating procedures
• Frequently communicate and exchange information with customers on the telephone and face-to-face in the store, as well as with managers and coworkers. Must be able to exchange accurate information in these situations
• Frequently move across the sales floor directing associates and assisting customers, as well as to and from the back office

QUALIFICATIONS:

• High School Graduate or equivalent
• Minimum 3 years of management experience preferred
• Excellent verbal and written communication skills
• Ability to multi-task
• Creative thinking
• Ability to maintain composure under pressure

Store Manager Position

The pay range for this position is $22.50-25.49 per hour.  Pay may vary based on a number of factors, including but not limited to a candidate’s job-related knowledge, skills, and experience; educational background; and geographic location.  Dependent on the position offered, benefits, bonus and incentive payments, and other forms of compensation may be provided as part of a total compensation package.
