Role Profile

• Deliver end to end management of empty homes, from the point that notice is received (or handover date is received), to the creation of the new tenancy on the housing management system. Work collaboratively with colleagues in Asset Services and Housing Services to ensure that properties are let as quickly as possible, to the required standard.
• Manage notice periods, advising customers of their responsibilities, securing a forwarding address and making arrangements for any arrears to be paid, making arrangements for notice inspections and viewings.
• Manage customer housing applications where Choice-Based Lettings (CBL) and Common Housing Register (CHR) partnership delegate this responsibility to housing providers.

The difference you will make as Building Safety Coordinator

In this role you will support the building safety manager by co-ordinating resolution of inspection outcomes and administering compliance systems and maintenance and services contracts, to ensure adherence to statutory and regulatory requirements, ensuring any risks identified and recommendations are actioned appropriately, raising referrals through to tenancy support to address breaches shared spaces sterile policy and raising works orders through to our external suppliers.

The difference you will make as a Senior Technical Coordinator

You will Lead, manage, motivate, and engage the Technical Coordinators to ensure the delivery of a high-quality service, developing and implementing operational objectives. In addition to the Line Management of Technical Coordinators, you will provide support in the provision of comprehensive administrative and coordination activities for a range of complex repair projects, ensuring protocols and financial processes are adhered to and recorded. Activity will include scheduling of appointments, liaising with contractors, compiling, and evaluating disclosure documents.

About you

We are looking for someone with

• Experience in Line Management

• Experience of scheduling / diary management ideally within a repair’s environment

• Proven track record of providing administrative services including accurate record keeping

The difference you will make as a Service Charge

You will be responsible for the accurate calculation, construction and issue of all services charges, including both annual revenue charges and major works charges for properties. Be responsible for the accurate calculation and issue of all rents in the housing portfolio work as required with other departments to achieve this.

About you

We are looking for someone who

• Experience in dealing with service charge and rent setting.
• Experience in dealing with variable service charges.
• Experience and knowledge in legislation and regulations.
• Knowledge of property management and experience of calculating and issuing property charges, including services and rents.

• Very good IT skills generally and specifically in relation to Excel.

In this role you will support the delivery of the Care & Support Strategy and Corporate Plan objectives by developing and delivering projects in collaboration with colleagues. You will monitor the delivery of the Mechanical and Electrical Systems function including the management of relevant contracts, ensuring full compliance with all statutory and regulatory requirements, including the implementation of an effective risk management approach to compliance within the Group.

• In depth knowledge of Mechanical and Electrical Systems within Social Housing, including government and industry guidance, British standards and building regulations, IEE Wiring Regulations Guidance Note 3 and The Lifting Operations and Lifting Equipment Regulations 1998.
• Proven track record of managing and delivering effective servicing and maintenance contracts to a large and diverse portfolio of mix tenure properties.

As a Complaints and Early Resolution officer you are there to listen to our customers concerns and understand the best resolution. You will be responsible for managing a complaints case load, working within the timescales outlined in the Housing Ombudsman code. You will work with stakeholders internally and externally to deliver the right outcome for the customer.

What you will be doing?

• You will be the first point of contact for customers and manage their complaint cases from start to finish
• You will be responsible for managing and prioritising you case load, ensuring that you are proactively updating customers
• You will hold other services areas to account, making sure that you are monitoring the actions to resolve issues for customers.
• You will work within the timescales outlined within the Housing Ombudsman code

• Proven experience of complaint handling, housing experience is desirable but not essential.
