Ensure contracts are managed in line with CDM regulations.
Ensure open/outstanding works orders are managed as per the agreed timescales/procedures in relation to contractors and liaise with direct team on customer general enquiries to resolution.
Undertake min 20% ensure a representative sample of repairs are inspected after completion on all repairs, 100% on voids and major works etc.
Undertake Void inspection and post inspection of all empty homes, produce schedules of work in line with the agreed procedures and or defect schedules, ensure H&S compliant certification is present and letting can be made by Housing team.
Ensure quality is maintained in the contractual service delivery on all streams of work.
Ensure contractors are managed in line with KPI requirements, including works associated with MSP supply chain and or other contractors.
Act on customer complaints and resolve at appropriate level in line with Wandle complaints policy.


What you’ll need:

At least 5 years’ experience of property maintenance work, preferably gained within housing, that has included undertaking, managing contracts and performance, property inspection, diagnosing common property defects and supervising the work of construction contractors and consultants. Specification and detailed of work requirements.
Minimum HNC in construction or building or equivalent

• Do cement and tiling work for all walls, car parks, beams, pillars and post, floor tiles, vinyl tiles, long bath and basin grouting, pipe and service riser and staircases.
• Construct edges, kerbs and pelmets.
• Weld coppers, galvanized and steam pipes.
• Install and repair washbasins, long bath, toilet bowls and urinals.
• Check, repair and replace washers, gaskets for taps and valves.
• Carry out all work in connection to plumbing and masonry.
• Perform duties as per safety and fire operation drill when and there the need arise.
• Respond promptly and positively to all guest requests, even if it does not directly concerned the department or job.
• Carry out shift/split shift or when called upon to perform odd duties whenever a person of the same category/trade fall sick/on vacation/in-camp training or absent from duties or as called upon to do so from time to time as required or directed by supervisors.
• Coordinate and report to Maintenance Officers, on job assignment and inform them of movement to enable easy and quick locate in case of emergency.
• Assist in keeping workshop areas, plant room and other equipment rooms clean at all times.
• Any other job assignments as and when required by his superiors.
• Participate in the annual fire evacuation drill exercise / building inspection conducted by FSSB.
• Carry out any other reasonable duties and responsibilities as assigned.

Working Hours: Full time
- 39.50 hours per week (rotating shift pattern; week 1: 06:00
- 14:30, week 2: 08:00
- 16:30 and week 3: 13:30 -22:00). You will be required to work 1 in 3 Saturdays (with a weekday day off)
