What you'll be doing;

• Drive, plan and manage daily operations of the maintenance department, servicing both the MRF and the MBT as well as to a lesser extent the Transfer Station, the Weighbridge and the HWRC. This includes driving the timely completion of PPM tasks, the delivery of appropriate corrective maintenance works and the optimised management of breakdowns (reactive maintenance).

Maintenance Manager duties will include:


Lead and manage the maintenance team to ensure efficient operation of the hotel's physical infrastructure.
Develop and implement a comprehensive preventive maintenance program.
Oversee all maintenance activities, including plumbing, electrical, HVAC, and carpentry.
Ensure compliance with health and safety regulations and hotel standards.
Conduct regular inspections of hotel facilities to identify and address maintenance needs.
Coordinate with external contractors and service providers for specialized repairs and projects.
Manage the maintenance budget, including forecasting and controlling expenses.
Maintain accurate records of maintenance activities, including repairs, inspections, and service requests.
Respond promptly to maintenance requests from guests and staff, ensuring minimal disruption to operations.
Develop and implement training programs for the maintenance team to enhance skills and knowledge.
Work closely with the General Manager and the Regional Property Director to plan and improvement projects.


Qualifications:


Proven experience in a maintenance management role within a hotel or similar environment.
Strong knowledge of building systems, including plumbing, electrical, HVAC, and carpentry.
Excellent understanding of health and safety regulations and best practices.
Exceptional leadership and team management skills.
Strong problem-solving abilities and attention to detail.
Ability to manage multiple projects and priorities effectively.
Proficiency in maintenance management software and Microsoft Office applications.
Excellent communication and interpersonal skills.
Relevant technical certifications or qualifications are desirable.

To ensure all staff receive mandatory training as laid out by the Hospital Training Policy. Responsible for the delivery of income target of £350,000 in relation to Hospital Accommodation Services. Manage waste disposal systems to ensure all waste is minimised and appropriately streamed, sorted and disposed in a manner that complies with statutory requirements. To manage on a day to day basis the operation of the linen and laundry contract, ensuring that contractors fulfil their obligations to the trust and present their services in a way that reflects a positive image of the trust. Agree and set objectives and targets for relevant staff, ensuring priority is given to their achievement, and be directly responsible for co-ordinating team leader and staff appraisals. Responsible for all aspects of function staffing, including their deployment, having determined service priorities, recruitment, training safety and welfare. Manages and monitors the operation of all service functions and Trust assets in a safe, efficient, and economic manner, conducive with good practice, current legislation, and national and local guidelines. Responsible for ensuring all Team Leaders manage FSAs in accordance with trust guidelines and operational policies and procedures. To act as chair for all departmental disciplinary hearings. Assist the Director of Environment in the training and development of staff groups within area of responsibility ensuring effective strategies in place to manage the change process. Assist the Director Environment of in the Planning and Development of Facilities Services in line with the Directorates plans for multi-skilling and generic working. Assist the Director of Environment in preparing relevant Capital bids for equipment replacement in line with the strategic needs of the Trust/Directorate. To develop strategies for the continued development of all housekeeping services and waste management policy. To review the strategies periodically, present benchmarking and performance data to the trust board on a regular basis. To be responsible for assessing the efficiency of housekeeping services helping with Best Value indicators as required. To lead on the development and implementation of the environmental cleaning policy To lead on the development and implementation of the Hospital Post Policy To lead on the development and the implementation of the Hospital Pest Control Policy. To lead on the strategic planning and overall management of The Hospitals Accommodation Services, ensuring the needs of the hospital are met. Prepare and agree Annual Revenue Budgets and ensuring value for money for all expenditure is achieved. Assume responsibility for delegated element of the revenue budget and participate in monthly expenditure reviews with Director of Facilities. Responsible for ensuring relevant policies and procedures are incorporated within Capital/Revenue re-development projects. Advise the Trust and key Client groups on matters in relation to their business, through minimising risk and raising awareness, and be responsible for developing and monitoring relevant Policies and Procedures. Responsible for all aspects of Health and Safety Management within all service areas. Contribute to the development of performance measurement targets and quality standards (for area of responsibility) Ensure effective communications with Client group on purpose and activity are maintained, and direct staff groups are briefed on service developments/changes. Contribute to effective working partnerships with direct staff groups through collaboration and co-operation on service developments and changes. Identify and assist in the development of income generating services and the monitoring of same. Participate in the Directorate Emergency On-call arrangement. Ensure methods are in place to train all staff to the correct agreed standard to carry out their role and to ensure training records are maintained accurately. Ensure compliance with the Trusts SFIs/SIs and policies and procedures and all relevant Facilities Service Codes of Practice, statutory requirements and professional standards are maintained. As and when necessary, act as deputy for the Director of Facilities, attending Senior Management Meetings.

Key Focus Areas:

• Daily Building Inspections:

  • Conduct thorough walk-throughs of all buildings, noting:
    • Cleanliness and general upkeep
    • Maintenance needs
    • Condition of paintwork
    • Obstructions or safety hazards
    • Lift cleanliness, and reporting any out-of-service lifts by contacting KONE, logging issues, and following up.

• Site Supervision:

  • Oversee the on-site KCEFM engineer, ensuring plant rooms, tank rooms, emergency lighting, fire alarms, and associated paperwork are up to date and compliant.

• Water Temperature Monitoring:

  • Check water temperatures in vacant KCEFM apartments, report discrepancies via email, and follow up to ensure the correct temperature is maintained.

• System Logging & Compliance:

  • Log all defects using the Yardi system.
  • Upload relevant data into the DataStation system.
  • Complete monthly building check sheets.
  • Meet with contractors to ensure that RAMS (Risk Assessment Method Statements) and work permits are accurate, up to date, and issued properly.

• Maintenance & Equipment Oversight:

  • Ensure all planned preventive maintenance (PPM) for apartments and mechanical & electrical (M&E) systems is current.
  • Confirm that all machinery and equipment are in good working condition.

You will be required to have a minimum of three years' experience in managing a team and five years' facilities experience. A maintenance related qualification is essential, whether Academic or Vocational and a full UK driving license and have access to your own car.

General Duties:

• Arranging, planning and delegating reactive and proactive maintenance and improvement works across all premises as required.
• Regular maintenance auditing of all premises and their grounds.
• Keeping sufficient records to report on downtime, audits and unplanned maintenance.
