Makes repairs and modifications to assemblies and components such as voltage regulators, generators/alternators, brake cylinders, etc., for use or placement in systems for which they were not specifically designed. Improvises work when standard procedures do not apply.

b. Troubleshoots equipment with a variety of the mechanically complex major systems and diagnoses difficult performance problems and the cause of mechanical failures by means of visual and auditory checks, uses test equipment such as engine analyzers, compression testers, voltmeters, ohmmeters, pressure gauges and computer diagnostic tools. Utilizes embedded diagnostics in equipment and a wide variety of specialized original equipment manufacturer system analyzers in order to determine the exact nature or extent of repair. Determines what adjustments may be necessary to complete work orders, and whether any additional repairs other than those specified or indicated on the work order are necessary.

c. Removes and disassembles engines and complex major assemblies, sub-assemblies, components, and fuel, hydraulic, and oil pressure systems. Makes the appropriate repairs, overhaul, or modifications in accordance with the proper repair specifications and procedures, and improvises repair techniques when standard procedures are not available. Reassembles engines and other systems, and adjusts, tests, and reinstalls in vehicles and equipment as necessary. Makes adjustments and repairs to electrical and suspension systems. Repairs equipment with a variety of interconnected systems to include state of the art electrical and electronic, fuel injection, interconnected gear reduction, multiple engines, and similarly complex systems. Improvises, substitutes, or alters components or parts to fit into systems for which the items were not specially designed or finds other ways to correct defects when existing methods and procedures do not give desired results.

d. Independently performs repairs and maintenance functions with little or no supervision in remote locations. Provides technical guidance and specialized team leadership to lower grade employees within the team. Working under the direction of the Head of Capital Projects, you will oversee a variety of major building, refurbishment, and estate infrastructure upgrade projects as part of a helpful and supportive team. It will be your main duty to manage and deliver projects in line with regulatory requirements, best practices, and Trust policies. A basic prerequisite for ensuring that projects are completed on schedule, within budget, and with acceptable quality is the ability to manage construction contractors, design consultants and a range of internal and external stakeholders successfully.This includes creating and monitoring project plans and reporting on progress.The ability to effectively manage project risks, issues, actions, and make decisions is also key as is the ability to address roadblocks and escalate complicated issues when necessary.

Key duties of the job will include:
• Lead and manage building projects from inception to completion, ensuring timely and cost-effective delivery.
• Undertake all scheme-specific Project Management and procurement duties aligned with the RIBA Plan of Work stages 0/1 – 7 for a range of major building, refurbishment and/or engineering infrastructure upgrade projects.
• Take the principal role in planning and design of projects and leading collaboration of a group of multi-disciplinary stakeholders, including architects, engineers, contractors, NHS staff and patients, to develop project specifications and designs meeting the healthcare facility's requirements,
• Conduct feasibility studies and risk assessments to identify potential issues and propose appropriate solutions.
• Prepare project plans, budgets, schedules and monitor progress against milestones.
• Coordinate and supervise construction activities, ensuring compliance with health and safety standards and relevant regulations. Including out of hours works where required.
• Conduct regular site visits to inspect work quality and address any issues or concerns.
• Manage project contracts and procurement processes, ensuring value for money and adherence to procurement guidelines.
• Provide regular project updates to senior management and stakeholders, highlighting key achievements, risks, and mitigation strategies.
• Foster effective communication and collaboration among project team members to ensure successful project outcomes.

Role and Responsibilities

• Source and manage outsourced vendors/service providers to ensure preventive maintenance are carried out as planned
• Manage all facilities related activities (aircon, electrical, cleanliness, fire safety, stationery, pantry, security, office space, etc)
• Review and recommend replacement/improvement plans.
• Conduct regular checks on grounds to ensure office space are well maintained.
• Have managerial responsibilities for handling a few direct reports within the Corporate Admin team.

• Running RFPs/RFQs for office renovation projects and service contract
• Overseeing operational matters to ensure that the office facilities are well maintained
• Ensure compliance to the safe management measures.

Requirements

• Degree in Building, Property Management, Facilities Management, or equivalent
• 8 to 10 years of relevant work experience
• Knowledge of mechanical & electrical maintenance
• Multi-tasking, resourceful and good sense of work priority & urgency
• Ability to work independently and in a team
• Strong written and verbal communications skills.
• Project fit-out experience will be an added advantage.
• Experience in managing service provider contracts will be advantageous
• Familiarity with public sector procurement governance and processes will be advantageous
