YOUR CORE PURPOSE WILL BE:


To direct the activities of the Engineering Department to ensure the achievement of established quality and guest service standards.
Perform preventive/regular maintenance and repairs to all areas of the hotel.
Responsible for maintaining a clean/organized maintenance area for the security of hotel inventory and assets such as tools, supplies, furniture, fixtures and equipment.
Adopt a pro-active approach by carrying out a regular walk round the hotel and grounds to ensure potential problems are dealt with promptly.
Participate in the preparation of the annual departmental operating budget and financial plans. Monitor budget/control expenses with a focus on energy management, preventive maintenance and capital planning.
Lead hotel renovations and other projects, negotiate contracts and ensure timely completion of projects within budget.
Have thorough knowledge of all plants and equipment in the hotel and maintain these in efficient working order by following routine maintenance procedures.
Be responsible for the Planned Preventative Maintenance schedule ensuring all tasks are carried out in accordance with the schedule.
Carry out weekly fire alarm checks within the hotel and act in line with standards operating procedures.
Maintain/order parts and supplies in a timely and efficient manner while minimising waste and maintaining “green” initiatives
May be responsible for hotel security to minimise risk of theft, crime and other hazards
Have knowledge of and manage hotel security, emergency procedures, FLS and crisis management.
Host the monthly FLS and Crisis Management meetings and distribute the meeting minutes.
Liaise with contractors on site to ensure that Permits to Work are completed in compliance with Company Health & Safety Procedures. Act as Clerk of Works to regulate work carried out by contractors.
Carry out work on ad hoc projects using your skills and knowledge to ensure the most efficient and effective outcome for the hotels.
Respond to call outs in line with rota and department standard practice.
Perform other duties as assigned. May also serve as a manager on duty.


WHAT YOU SHOULD BRING:


Hands-on experience in managing all the key functions required of a Maintenance Manager, also a comprehensive understanding of functions such as finance, safety, health and hygiene.
Be able to foster collaboration with all stakeholders and has experience to deal and negotiate with contractors, suppliers and other partners.
Must possess strong analytical skills and the ability to communicate the results clearly, through monthly performance reports and other relevant sources.
Excellent interpersonal skills, capable of maintaining presence and communicating effectively at all levels within the hotel, Marriott Hotels and Cycas and other key stakeholders.
Must be a strong leader who has empathy and an ability to motivate and mentor others to deliver the agreed operational strategy and desired outcomes within allocated time frames.
Be a self-starter with excellent attention to detail and have the ability to establish a process for activities that lead to the implementation of the agreed operations strategy, systems, procedures or outcomes.
Comfortable with accountability and makes considered business decisions willingly and in an analytical and strategic manner.

MAIN DUTIES:

People

• Engage, train, lead and inspire the housekeeping team
• Ensure clear lines of communication both with the hotel and the company and participate fully as a Senior Manager within the business
• Liaise with Area Manager and Regional Manager on a regular basis
• Where relevant support recruitment and associated procedures, including checking right to work documentation
• Manage the process of authorised absence and always ensure that the absence is covered without interruption to the business and the smooth operation of the department
• Ensure all staff are fully conversant with Health & Safety policies and procedures and attend relevant training
• Ensure that all Statutory Training Records are in place, maintained and reviewed on a regular basis
• Support and take responsibility for the welfare of pregnant employees, including carrying out pregnancy risk assessments
• Ensure all staff are trained regarding standards and productivity requirements and that concerns are addressed, and re-training completed if necessary
• Ensure all staff are trained and adhere to the lost property policy
• Take initial responsibility for managing and resolving any team member queries
• Evaluate performance of all team members under your direction, including conducting regular team member appraisals
• Liaise with HR regarding any relevant concerns relating to staff welfare or allegations of misconduct
• Positively represent the housekeeping department and Omni Facilities Management Ltd in daily operations meetings and any other meetings as required

• Organise and delegate tasks to team members under your direction
• Develop, maintain, and review housekeeping policies and best practice systems and procedures and standards

• Take responsibility for any on site company assets and ensure that they are maintained in good condition and serviced as required
• Ensure all keys are signed out and in and regular key audits are completed

• Ensure all maintenance defects are reported and rectified
• Promote a culture where all wastage is kept to a minimum
• Ensure all guest laundry, dry cleaning is processed in accordance with the hotel’s procedures, charges are raised, and documentation is completed as necessary
• Be aware of contract work within the hotel, e.g., window cleaning, ensuring it is completed within the time frame
• Complete audits with your Area Manager and or Hotel General Manager, where appropriate and action issues
• Ensure all cleaning materials and guest supplies are stored correctly
• Check a certain amount of rooms daily
• Check all vacant ready rooms daily
• Recycling and refuse management
• Public areas and linen room quality checks and management
• Ensure online tool / widgets are utilised to their full potential

Role Overview:

The position of Maintenance Manager (full time, permanent) has become available at Courtyard by Marriott Edinburgh West. Reporting to the General Manager, the Maintenance Manager is responsible for the maintenance and upkeep of the hotel as well as Health & Safety aspects including fire safety and Legionella control.

• Ensure that any Sub Contractor on site works to the required standard, completes all the necessary paperwork and completes the job to the specification set out.
• Maintain continued improvement in Environmental performance of Hotel and monitor.
• Ensure materials are kept safe, accounted for, and also ensure a base stock of certain items is at hand to make speedy repairs.

You will have excellent understanding of Health and Safety in the work place plus a good understanding of legal compliance and record keeping. This role is based in one hotel and may support other Maintenance Managers in the wider cluster.

Main Responsibilities:

• Maintain and develop the maintenance reporting procedure to ensure that Hotel defects are reported, recorded and repaired as quickly as possible.
• Responsible for all Hotel on-site contractor activity ensuring they all comply with H&S.
• Develop, implement and manage all health and safety initiatives, including raising awareness within the Hotels and issuing all permits to work.
• Ensure statutory compliance checks are carried out in accordance with current legislation and company policy, in a timely manner and that findings are recorded in the appropriate place and any necessary action taken.
• Ensure all pool plant equipment is maintained in good working order and all necessary water quality checks and back washes are regularly completed.
• Carry out training as necessary to ensure all staff work safely, and to the required company standard.
• To identify and report hazards and maintenance requirements.
• Carry out regular checks on work to help illustrate an improvement in the quality and finish of the Hotels.
• Ensure that any Sub Contractor on site works to the required standard, completes all the necessary paperwork and completes the job to the specification set out.
• Maintain continued improvement in Environmental performance of Hotel and monitor.
• Ensure materials are kept safe, accounted for, and also ensure a base stock of certain items is at hand to make speedy repairs.
• To comply with statutory and legal requirements for Fire, Hygiene, Health and Safety, Licensing and Employment Law to ensure that members of the Team are also aware of these requirements.
• Develop and maintain relationships with our preferred suppliers to drive quality.

About you:

• Experience of working as a Maintenance Manager / Facilities Manager
• Demonstratable experience of maintaining swimming pools and associated pool plant equipment
• Solid understanding of all Statutory certification for commercial properties.
• Qualification in a relevant facilities or engineering field with demonstratable experience within high end commercial, engineering or construction industries.
• Can demonstrate an understanding of budgeting control management and planning
• Has a good understanding of legal compliance and record keeping.
• Proven fault finding and problem-solving skills within buildings.
• Able to produce full UK DVLA Driver's Licence on application with no more than 3 points and with no DD (reckless/dangerous driving), DR (drink or drugs), or CD (careless driving) endorsements.

This role has supervisory duties of other team members.
