Your new role

• Leading the Commercial Property Management function, managing a small internal team and a range of external building managers to deliver a consistent service across the portfolio.
• Manage property risks, including health and safety, maintenance
• During new development scheme design stages, to provide input to scheme design at the appropriate stage alongside project teams
• The overseeing of the day to day management of the managing agents on the various projects and the wider portfolio
• Consistently look to drive rental income across the portfolio
• To put in place KPI's and regular performance reviews for managing agents, including detailed oversight of voids and bad debt
• Improve lettings, tenant relations, and engagement
• Day-to-day management of the team on-site and others off-site
• Conduct regular tenancy inspections, ensuring compliance and future planning
• Assist with regular Commercial rent reviews. applications and recommendations

What you'll need to succeed

As a DEF you will be responsible to the Technical Operations Director managing director and RFLPS board for developing and maintaining effective systems, processes, and capability to be the best intelligent supplier of operational hard and soft FM services across customer sites and to effectively manage the increasing regulatory requirement, volume, and service complexity to optimise performance capability, responsiveness and operational/commercial excellence.

The DEF will have multi-site responsibility in leading and managing estates and facilities team.

To take responsibility for providing strategic and dynamic leadership to site-based heads of hard and soft FM services plus common multi organisation contracts leads, customer site leads, heads of service and operational teams for bothin-house service provision, contracted out services and advising the PFI manager on all aspects of hard and soft FM performance levels pertaining to the PFI contracts. 1. STRATEGY

3. COMMERCIAL
• Have a keen understanding of Profit and Loss (P&L) statements related operational services and lead efforts to reduce expenses and maximize efficiency.
• Take full accountability for cost efficiency in operational services, their effective budget management, profit and margin of all sites and hold the team accountable for their own sites/business areas.
• Participate in annual planning and budget setting process and monthly budget review meetings to ensure RFLPS operate within the agreed budget, deliver agreed annual FIP targets and give early warning of need for unregulated spend; hold teams accountable for the commercial performance of their business sites/areas/units.
• Actively and positively contribute to RFLPS’s sustainable growth, income generation and delivery of any assigned financial improvement and income generation programmes within the agreed deadlines.
• Work in partnership with all directors and RFLPS team to secure NHS and non-NHS income as appropriate, ensure service delivery is within the SLAs, and where necessary, work with the managing director to take remedial action, including the curtailment of services where these exceed agreements.

• Proactively engagement with customer’s senior leadership team to build and nurture effective and positive relationship with RFL group board, their sub-committees, through the attendance of executive meetings and/or other planned or ad-hoc meetings.
• Maintain strong, positive and professional relations through effective communication with RFLPS customers sites including board executive directors, particularly the CFO and CDO, hospital chief executives, directors of operations, finance and nursing.
• Maintain relationships with service providers on operational matters to ensure that RFLPS operational profile is cost effective and long and short-term requirements are properly matched to the Trust’s strategic vision, goals and objectives.
