Based at the Civic Centre, Motherwell you will be a senior lead within the team responsible for the provision of a co-ordinated property service which implements property disposals and acquisitions whist identifying, creating, and promoting strategic development opportunities across North Lanarkshire.

An excellent and confident communicator, you will be educated to degree level, or equivalent, in a property related subject. You will have longstanding memberships with the Royal Institution of Chartered Surveyors (RICS) and the RICS Valuer Registration Scheme. Randstad are partnered with a market leader in the water industry seeking a Quantity Surveyor to join their team, based in Bournemouth, with the option of hybrid working.

As a Quantity Surveyor, you will report directly to the Managing QS, taking on responsibility for key accounts on large projects or overseeing the financial control of smaller projects.

Role Overview:

● Handling applications, valuations, and cost value reconciliation
● Ensuring cost control and forecasting, and providing information for monthly reports on value, cost, profit/loss and cash flow
● Assisting with Risk and Value Management to optimise solutions and providing mentorship to the project team
● Contract management, including utilising relevant contractual forms, budgetary control methods, and software applications
● Initiating subcontract enquiries, negotiating contracts, and ensuring all necessary notifications/documents are up to date

About you:

● Degree in Quantity Surveying or equivalent qualification
● ARICS accreditation or studying for APC
● Experience working with a main contractor
● Experience working within the water sector
● Familiarity with NEC contracts (highly advantageous)

The role - Quantity Surveyor

As a Quantity Surveyor you will be a key part of the Commercial team helping to deliver projects to a high spec within time and budget. You will be responsible for managing the commercial duties on several smaller schemes or one large project and will be reporting into the Managing QS & Commercial Manager overseeing the project.

Daily duties & responsibilities (including but not limited to):

• Working with the project delivery team to ensure sub-contract tender packages are issued correctly and in line with the Contract conditions and company policy and undertake evaluation of the tender returns.
• Attend pre and post contract meetings, internally and externally.
• Produce comprehensive subcontract orders, manage their return and completion with accurate records taken.
• Administer Subcontractors accounts, in accordance with the subcontract, including valuing, re-measuring and certifying timely payments.
• Agreement of contract variations, communication of their outcome, implications and the preparation of forecast final accounts.
• Material take-offs as required.
• Weekly and monthly valuation for subcontractors and suppliers.
• Internal and External Valuation.

Required experience?

• A relevant degree or equivalent qualification in Quantity Surveying
• 5 years post graduate experience
• Main contracting experience

Your new role
Reporting to the Managing Director and working closely with the contract managers, you will be responsible for pricing, managing and delivering a range of small to medium-sized fitouts for a range of large corporate entities across the UK.' Communicating closely with the clients' property team, you will be responsible for commercially delivering these projects ensuring our clients commercial position is protected and enchanced. A key part of this role is the assertive management of key relationships while maintaining a positive working relationship with the client.


What you'll need to succeed
The ideal candidate will be degree qualified in quantity surveying and have significant experience of working in a fast-paced construction environment dealing with multiple smaller projects concurrently. You will be highly organised and commercially savvy and understand how to influence people effectively. You will have a solid understanding of construction and fitout and enjoy the commercial cut and thrust of making money in an environment such as this. There is a great opportunity here for someone to come in and step into a commercial management role over time.

• Sub-contract valuations and payments in connection with any contract.
• Maximise cash flow through timely preparation of valuations, submission of invoices and receipt of payment.
• Manage prompt preparation and settlement of final accounts, including variations, claims and disputes.
• Identify, manage, reduce, and drive out unnecessary costs and inefficient activities.
• Monitor and manage subcontract costs to ensure that the project meets and/or exceeds targets.
• Monitor resources and costs to ensure that the project meets and / or exceeds targets, including but not limited to the scheduling of labour resources.

Required skills/knowledge:

• A degree/equivalent qualification (HNC/HND).
• At least 5 years' experience in a SQS position.
• Have experience working on similar projects.
• Have a strong Main Contractor background.
