Job Purpose

This position is responsible for the efficient operation, maintenance and repair of the physical structure, utility services, equipment, fixtures, and furnishings of the hotel facilities and staff housing complex.

Primary Responsibilities

Operation

• Carry out planned and unplanned maintenance programs for the various systems such as (not limited to) the following :

Air-conditioning & electrical, refrigeration, FLS equipment, building maintenance including furniture & fixtures, painting, parts renewal & repairs, kitchen and laundry equipment, low voltage (LV), guest rooms, F&B outlets, function/banquet areas, front/back of the house, plumbing & drainage

• Communicate with engineering management and team leader with regards to possible improvements to increase efficiency

• Co-ordinate and inform engineering management and team leader of any disruptions to service of any kind

• Always implement safe work practices, efficient methods, proper preventative maintenance and repair

• Develop skills through training and hands on experience

• Comply with hotel and department policies and procedures at all times

Other Responsibilities

• Be fully conversant with hotel fire & life safety/emergency procedures

• Attend all briefings, meetings and trainings as assigned by management
• Report for duty on time wearing clean and complete uniform at all times

Main Complexity/Critical issues in the Job

Be proficient and efficient in all aspects of area of expertise.

Regular:

• Adherence to manufacturing process compliance, legal & safety requirements, Bosch standards and process specifications.
• Responsible for Safety, Equipment down times and Quality of SMT Line (Solder paste printing -EKRA, reflow ovens -REHM & ERSA, Glue dispensing Machine -CAMLOT, P&P(Panasonic-NPM, ASM), AOI- Mirtec, SPI-Kohyoung and other SMT machines technical availability).
• Willing to work in all 3 shifts.
• Handle the team of Engineers/Senior Engineers independently in a shift
• Co-ordinating with CFT for day-to-day activities
• Work Continuously for improving Technical Availability and reducing the Breakdown of machines
• Finding training needs among the team and planning the same.
• Deriving of corrective and preventive actions for machine breakdown
• Should have good analytical skills, converting ability to solve problems on machines & lines.
• Should possess deep problem-solving abilities eg:8D
• Should predict the problems in the machine and take preliminary actions to avoid the breakdown (implementation of Predictive maintenance)
• Should work on Continuous improvement

Periodic:

• Create QAM, Machine FMEA and review. Change potential points into CBM.
• Implementation and sustenance of TPM, MTBF and MTTR
• Co-ordination with Process owner for improvement activities.
• Establishing Spares monitoring for wear parts
• Planning and replacement of Tooling and Spare parts management
• Implementation of Digital systems in Maintenance like i4.0 solutions, AI/ML Predictive Maintenance, etc.

General Maintenance Technician

• Ensure to possess a thorough knowledge of electrical system of the property, the circuits, present loads and possible limits of new loads and adhere to the set standards.
• Perform work required for the repair, maintenance, and installation of electrical systems for the property.
• Locate and determine electrical malfunctions using test equipment.
• Test electrical equipment, such as, motors, heaters, and controls for safety and efficiency, using standard test equipment and by observing functions.
• Install fixtures and other electrical equipment.
• Inspect circuits for specified shielding and grounding.
• Ensure to possess the knowledge of the fire alarm systems and adhere to the same. 
• Ensures that the workplace and storage areas remain clean and tidy
• Respects the instructions and safety guidelines for the equipment (s)he uses
• Applies the hotel's security regulations (in case of fire etc)
• Respects the hotel's commitments to the "Environment Charter" (saving energy, recycling, sorting waste etc).

• MAJOR RESPONSIBILITIES             :     

• Responsible for Pick and Place, Milling, Thermo Fuse locking and conveyor systems Technical availability.
• Should work in 3 shifts operation and reports to maintenance Shift Incharge
•  Should have a thorough knowledge of trouble shooting and programming knowledge of ASM pick and place machines
  • Should have a thorough knowledge of trouble shooting and programming knowledge of Panasonic pick and place (CM402 , CM602 & NPMW , W2) machines
  • Should have a thorough knowledge of trouble shooting of Milling machines
• Carry out Preventive maintenance and predictive maintenance
• Effectively escalate the open points and major breakdowns to Suppliers and close it with in shortest period.
• Should work for reducing the Maintenance cost
• Spare parts management and follow-up to get the spare parts.
• Keep MTTR below the target level Should be able to handle entire SMT line independently.
• Find the R.C through 5why analysis as per the defined criteria

Maintenance Management:  Supervise and monitor the effectiveness of the activities related to Breakdown, Preventive, Predictive maintenance,Continuous improvement process that will lead to reduction in technical downtime of MAE's (Machinery and Equipment) both in the plant and in Extended work benches.

Safety Management:  Communicate the importance of safety at the workplace, carry out regular audits in MAE's and implement necessary safety measures which will finally result in safe and secure workplace.

Energy Management: Monitor and communicate the compressed air consumption trends in the value stream to all stakeholders and determine measures to stop Air leakages which will result in energy savings.

Spares planning: Check the availability of critical and non critical spares ,assess and guide the department associates to take measures to ensure the availability of all spares in sufficient quantity and ensure they are easily accessible.

Drawings Management: Check the availability of machine drawings, then design and make drawings through Design software for manufactured spares where ever necessary, and ensure they are easily accessible .                                                                   

Job Description:

•   Check & clean all the fire detectors. Check and rectify the condition of indicators on detector. Check and re-tighten any loose connection. Check , rectification and report for any sparking & heating in the system
•           Check the physical condition of the cylinder and cleaned the surface. Check the handle, nozzle, pipe and pressure gauge of the extinguisher. Check the stand / hanger of the cylinder. Check the safety pin & releaser
•           Acknowledge reset the fault indication in fire panel, repeater panel. Check the device is blinking. Check the response indicator. Check the battery voltage. Check and maintaining the temperature of the UPS/ projection room range of 22-25 0C
•           Visually inspect of equipment for unusual conditions, overheating, etc. Clean the switchboard surface to remove debris and dust. Check lighting, sockets, emergency lighting of cinema. Check and re-tighten any loose bolts and nuts in proper sequence for electrical, mechanical devices. Check earth system connection of the UPS room. Check air filters and cleaning as needed. Check for unusual noise, hum or vibration
•           Check for proper operation of ammeters, volt meters, power factor meters, indication lamps, over current protection relays and earth fault protection relays if installed. Maintain and Rectify the problem of the entire wash rooms (i.e. w/c cover, sensor, jet spray, soap dispenser, geysers, hand dryers, shower, mixer T roll stand, c-fold dispenser, bottle trap , flash system & looking mirror.)
•           Checked and rectify the leakage & blockage problem of W/c. Checking of all valves in operational condition.(ensure 100% open)
•  Checking and maintaining/rectifying kitchen equipments in best operational condition.

• Accountable for very precise and timely back reporting of the work done according to the process

• Responsible for managing the proximity stock (shelving, inventory, stock transfer, etc), identifying the spare need, requesting the spare to the supervisor.

• Responsible for keeping the service tooling, van, instruments, etc safe, maintained and in good condition

• Contributes to the ongoing improvement of the products, the methods and the safety by feedback to the PCM organisation and the supervisor

Leadership / People management

• Responsible for regular update of the supervisor on all relevant information

• Responsible for being familiar with all aspects of lift and associated technology and accountable for attending the proposed training

• May be required to give training/coaching to persons nominated by the supervisor
